    I think moneyclaim is your best bet, quicker than the old style process from what I understand

    I had similar problem with my landlord but as soon as I sent a letter mentioning my solicitor's details and gave them 1 week notice, I got the cheque in 4 days !!
    All I ask is the chance to prove that money can't make me happy.

    The moneyclaim website is great but it doesnt give you much space to give details about the claim.

    I would think in this instance it would be better to do a paper version - you can download the forms here. Make sure you also download the leaflet about how to claim - it will help you fill the forms in.

    Claiming is pretty easy but can be scary the first time round - PM me if you need help.... I make claims a lot (for unpaid rent!).

    You need to check your AST. If it says no decorating/refurbishment, then you could have no comeback for the works you have completed.

    eg if you replaced the soiled carpet with laminate flooring, this could go against the terms in the AST (unless agreed in writing by the LL)

    May be worth contacting property law solicitor

    why don't you ring around your local solicitor firms and ask for a half-hour free interview to see what they think? or CAB? I would definately sue - and claim the costs of replacing the cooker as well as the deposit and 2 weeks rent. Don't forget to add interest!

    It sounds like you are a landlord - do you think ours (who is 1st time landlord) is being unreasonable?

    just wondering but do all landlords need to be registered on some sort of database somewhere for tax declaration purposes and the like?

    Try going to www.hmcourts-service.gov.uk and click on forms and guidance on the left hand side.

    I am an estate agent but I lean towards the lettings side of things more than anything as I was a housing officer for many years.

    In my personal opinion, yes I do think your landlord is being unreasonable. We never withhold a deposit for wear and tear as you can not expect a property to stay in perfect condition even with 'perfect' tenants.

    They should all declare their extra income from letting the property, just like everyone should that earns extra.

    However there is no database listing every landlord, there is no real need for it. Closest there is to that is the new HMO licenses.

    I will look up the link. We have received nothing from landlady today in post and today was the date we stated in our letter. It all just feels very uncomfortable as we were according to landlady in her letter 'great tenants' and she was 'sorry that we were leaving' and as I have said before the checkout was fine apart from 2 switches needing to be replaced, which we did. I guess we will just have to press ahead and take her to court - not much fun when we have been good tenants and have never bothered the landlady about any problems. Quite frightening when I think we have paid £43,200 in rent to her and she has never had to lift a finger.
