Buying home in London: Which areas are good value for money?

Hello,

As the title says, I am looking to buy a place in London or just on the outskirts and would like some suggestions.

Buying in London is very expensive but surely there are other places close to London that are nice but much cheaper.

I work in the City so wherever it is, I must be able to get to work in an hour.

Any suggestions?

  • "London" and "value for money" are mutually exclusive in my opinion. Anywhere within an hour's commute from the centre isn't likely to be that much cheaper once you've factored in the expense of the overground train but you are more likely to have some peace and quiet at the weekends.

I think the best advise I could give you is to rent somewhere affordable within Zone 3 and take some trips on the weekend to sniff out where you'd like to buy: one person's perfect and affordable could be someone else's ghetto

London areas are very personal. Pretty much every single part has good points and bad points. You really need to get out and see them and figure out what kind of areas you love or at least feel comfortable in and which are just not your scene. Some bits are more trendy, others more family oriented, some more urban and buzzy, others quieter and greener. Some people love areas with busy streets, markets etc, others feel unsafe in that kind of environment. Start by figuring out what kind of area you'd like to live in, then we can try and come up with suggestions that might fit the bill.

When you say good value, do you mean cheap? (A million pound house can be good value in certain areas!) What's your price range?

London is a very big place and the outskirts even bigger. There are many cheaper areas but not very nice to live. You have think about your needs ie transport, kids, knife crime, muggings, car crime, parks.I could go on forever. As posted prev the budget is most important.Properties vary from 250000-millions for a 3 bed bog standard house.Ask around at work and friends to see where they live.
  • Hello,

Hi, it depends what you're after really (flat or house) and the sort of area you're prepared to live in. In places like Brockley/Honor Oak/Hither Green you should be able to afford a house, although these areas are sometimes subject to bad press. Bromley might be worth a look too.

Places like Dalston in East London/Cricklewood in North London will give you a shorter/maybe cheaper commute to the city, but it can be more expensive house price wise.

If you were looking to stay West, there are flats in Ealing for around the 300k mark and places in Twickenham for around the same.

Your budget is quite healthy really in my opinion, but it really depends on where you're prepared to go!

Would you like to come and see our house? We live in South West London ( Norbury) about 20 mins into London and are about to put our house on the market for £265k -it is a 3 bed house - and great value IMO!
