    Thx Ian. She already did get Gnasher but I managed to get her off before she killed him - just scarred (2 r's?) his ear .

    The top property would be worth approx £75k losing about 20k's worth of value but what I was planning on doing is using the £30-£40k left from the sale of the bottom flat to use as a mortgage deposit/funds for another property on which I could do a similar project. I would then rent out the top flat of the property I'm in now and change my mortgage to a repayment one to pay off rest of mortgage.

    I have just posted a thread on the loans forum re: funding!! I was thinking:
    90% personal loan (did u c the bit earlier on about using credit card to pay monthly loan repayment and then do b/t to 0% c/c and in emergency take 6 month mortgage hol?) poss some from Prince's Trust (nd to put together Business Plan and pay my SE NI conts etc... but have gd bus advisor and hv done it b4 - am fairly confident) and poss some from parents.

    Anyway, soz 4 essay - don't even know if it makes sense but am so tired must sleep now - even though I wish my eyelids cd stay open longer!! night night all xx
