Price difference between semi-detached and detached?

  • I wish people wouldn't try to apply scientific formulae to house valuation!

    Just because somebody comes out with some average statistic of the difference between the two does not mean that you can say to an estate agent when selling things like "that semi is on for £ZZZ,ZZZ and mine is detached therefore you should be valuing it at £ZZZ,ZZZ + X%.

    Well said and why I never reply to this sort of post with any % or other formula. Even an agent would have to study the exact details. Similar to those who ring and ask for a valuation over the phone. Either because they are ringing every agent in the phone book or they want one NOW.

    I hope the readers do not take on board some of the advice being given.

    No it's real.

    Not keen to post rightmove links, but basically we have seen a detached house for sale which we really like and are trying to work out a realistic value of it. A semi-detached house along the same street sold recently and had the same sized rooms. None of the other houses on the street are the same.

    The realistic answer is how much are you prepared to pay over the cost of the equivalent semi for the detached house? Only you know this... no-one on this forum can give you an answer.

    I was only quoting what the Nationwide said...even if it was 10 years ago!

    Yes I appreciate what you say, and I am not getting at you, but fully stick by my comments not only on this topic but any other similar posts.

    No one can give a formula, as Richard Webster says, and I hope those reading will have read the bit at the top of the page: -

    I think the answer is "loads". People seem to be prepared to spend quite a big premium, even just for those detached houses with a couple of inches between them.

    I think the answer is "it depends". People seem to be so easily fooled by expressions like link-detached and step-detached, and quite often they’re terraced houses in reality.

    Semi shouldn’t have any particular stigma, but of course it does. My house is a well designed (architect designed) semi. The party wall has all the unimportant rooms, the staircase etc, adjacent to it. You never hear the neighbours.

    My brother has a similar house but quite the opposite, the key rooms are on the party wall. Thus you get to hear the neighbour’s booming stereo and TV etc.

    My earlier point with the ‘really detached’ was that the feeling of actual space would be something I might pay for.

    Six inches doesn’t do it for me… :)

    I think if you're looking at the "sold" price of the semi, you have to bear in mind that everyone has different reasons for selling and what price they'll accept.

    It's something I'd mention when putting in my offer. But if you hope that because it sold at 70k less than your detached is on for that means that the detached is overpriced it doesn't make a jot of difference.
