Price difference between semi-detached and detached?

Two properties on the same street, same room sizes and layout, no work needs to be done on either. Everything identical except one is a semi and one is a detached.

What is the difference in values of these 2 houses?

    It can be calculated using the formula

    D = Vd - Vs

    Where:

    D = Difference in Value
    Vd = Value of Detached
    Vs = Value of Semi

    But you knew that already. There is no definitive answer to the question, but if you elaborated, perhaps more could be said.

    Depends which part of the country but where i live anything between £50k & £100k more for the detached.

    I'm sure I read ages ago that, given identical properties, a detached will attract a 10% premium over a semi.

    Edit: Ah found it. Actually says 14%. Figures are way out of date but maybe the percentages are still current.

    Like with everything else surely it depends on the buyer. After living next door to a family where there was lots of domestic abuse that took place when they had both been drinking the value attached to a detached house is probably higher than someone without this experience.

    For someone who has lived in a flat and has been used to noise from above and below, a semi would be bliss in comparison.

    After doing a lot of browsing, in nicer areas the premium is 20% or more, although where I've been looking it is rare to find a detached which is identical to a semi, most are either smaller new-builds, or larger 30's bay-windowed styles.

    Is it a real case or hypothetical?

    Rightmove links would help if a real case?
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    I dont see the use in working out the average difference then applying it to a particular case.

    If 14% is the magic number it still doesnt mean that in theory two properties as described will differ by 14%.

    A house is worth what you are willing to offer, thats all.

    Round here it’s about £50k at the £300k level for the semi. (ie: the equivalent det would be £350k)

    This is for something REALLY detached though, not those silly link-detached or detached by 6 inches jobbies! :)
