    After sleeping on it, we've deceided to pull out - There's just too much wrong with the property for us to take on, so were putting the money we've spent so far down to a lucky escape. Althrough when my credit card statement comes through i proberbly won't be thinking that!!

    The move in its self with be a big upheaval (manchester - Darbyshire) so i think we will be in over or heads with this house.

    Prices in that street in the last couple of years:
    08 Mar 2005 9 Semi-Detached £195,000
    09 Aug 2004 56 Semi-Detached £179,950
    15 Jun 2004 72 Semi-Detached £169,000
    05 Apr 2004 34 Semi-Detached £125,000
    12 Feb 2004 60 Semi-Detached £152,500

    It is always worth checking what they sold for, not what they were asking in the estate agents window. I don't see any £210k's in there. Unless they were all in varying states of disrepair it looks like c £200k -£195k is top price, which means my offer would be around £135k. I'd want to see the rest of the street though as I'm curious why the large price spread. No 34 £125k. No 60 £152.5k. What was wrong with No 34?
    (Spookily the only house I have had dealings with where it was extended badly and needed serious repair work was in the same town :eek: )
    Plenty of other property on the market in that area at the moment I think?
