Landlord selling house and lying to me

    Well I agree to get everything in writing. But a 12 month tenancy will often have a break clause to break at six months anyway, besides in house moving terms 12 months is still short (sometimes I wonder how landlords would take to the worry of maybe having to move every year, I bet it would take many of them months to even clear out and pack never mind the issues of maybe having to change their kids schools etc.). The thing to do is ask how long the property is to be available and avoid one that's been up for sale recently, but that still provides no guarantees. Also ask about the landlord, why is he letting, was it his own home, is he a pro landlord? This gives a background but again no guarantees against a sale soon. In the end a tenant has to take a leap mostly in the dark, such a transient lifestyle is a pain especially for families with children school age or below.

    We had a 12 month contract with a break clause.... so like you say having 12 month contract does not really make any difference. We have moved 5 times in 4 years, with 3 children, luckily we are now in a position to buy. The renting process has unfortunaly been a nightmare, and in 12 different houses (over 10 years - yes 12!!) we have only had one truly good LL... glad to be leaving it all behind us.

    Glad someone has confirmed the right to privacy, as we are in the process of moving out from our rented house, and the EA said we have to allow them to view the property providing they give 24 hrs notice. This isnt easy as I work and have 2 dogs at the premises (was approved when we rented) and they just cant enter if im not there. So far im been accmadating and sorted the dogs out for viewings, but when you get 3 or 4 a week or on a saturday Im getting a bit peeved at having to "vanish" whislt they do the viewings. When I said I dont want to many viewings as we still have to live here, they said tough bascially, my contract states they can access the property providing they give me 24 hrs notice..... So can I really so no if the time isnt suitbale?

    Also, I had a verbal agreement with the LL to decorate the house, he agreed we could and he would put some money towards it if I provided him the receipts. This was about 6 months ago, house is decorated, I've sent the receipts (a month ago) and ive also had nothing back in writing which I requested because check out is soon and the inventory report will differ to what is there now (paint wise).. I've phoned but no response... really cant afford to lose the deposit, and the house is much cleaner and brighter than it was 2 yrs ago when we moved in...
  • Whilst I can see your point of view Landlords circumstances change just as much as tennants. Give them a break and try to negotiate with them - for example negotiate a drop in rent (not sure how this works if on HB) whilst the viewings are taking place rather than refusing them - if the house didnt sell last time then chances are it wont fly off the market this time and even if it did then it would take over 2 months to complete thus giving you enough notice. If the house was on the market prior to you moving in then you should have queried whether it was going to go back on or tried to negotiate a longer contract than 6 months.
