Landlord selling house and lying to me

hi can anyone help! i moved into our house in april being 3 mnths pregnant the house was previously up for sale but they were asking too much for the property so it didnt sell our initial cntract was for 6 months ending 30th sept and my baby is due 23rd sept.
Two months ago was on rightmove just having a nose and low and behold our house had been put on for sale that day.
when i took my forms in to apply to rent the property the girl told me it was being taken off the market
i didnt act on seeing it being but back on the market and waited for the lettin agent to notify me which they didnt.
last monday had a phone call from the agents saying somene was interested in looking at the property to start with i played dumb asking why as i haddnt handed in my notice and was bluntly told that the landlord was selling, i asked how long the house had been on the market and was told one week as the conversation went on it was reveled that the house was never ment to come off the market which orriginlly i was told the complete opposite.
we were previously living in a council house and handed in the keys, we had applied for another prperty before we saw this one, had paid all the fees and searches then this house came up and was much nicer so lost all of the money we had paid out, i told the letting agent this when we inquired about the property so they knew the situation and now they have done this to us.
also when they did the searches me and my partner both had to pay as we arent married, we are both sef employed, the day befre we were due to move in we received a letter saying that my partners bank refused to do the searches as his signature didnt match the account, the letter was dated 10 days previously but not posted til the day before. we was all acked u then had the agro of going u the bank them saying it would take a few days to process the request once partner updated his signature when asked what they enquired about me they hadnt made a single enquiry, for the £180 we paid they had written to my partners bank, and his accountant (and possibly the council aswell as they were our landlords) basically i feel like we have been dealing with a mickey mouse agency who have shafted left right and centre.
the manager of the agency rang yesterday to say that we had to let people view frm september which im unhapy about but the times that are convient for me may not be for them (fingers crossed) we have found another property and should be getin the keys mid sept so will be handing in our notice end of month but im just so uset how we have been lied to and treated like is there any action i can take against the landlord/letting agent
thankyou and sorry for running on!!!
oh another point i have enrolled my 4year old son to start the local school september

You don't have to let anyone in to view while you are still living there.0

Write to the letting agency:
Dear <letting agent>
As required, we are giving you at least 1 month notice, and will be vacating <property address> at the end of our fixed 6 month contract on <last day of contract>.
As per our legal entitlement to quiet enjoyment of the property, there will be no viewings permitted under any circumstances during the remainder of our contract. As a letting agent, I'm sure you are already aware of this requirement, so will have no issues adhering to it.
Kind Regards,
<your name>
Often tenants will choice one or two blocks per week where they will allow viewings, but in this case, as they've been so mean, then you should stick to your right to quiet enjoyment and refuse ALL viewings. It doesn't matter if they've tried to write some silly term in the contract.Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')
No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)0 -
Why did you give up a council house?
You could have done a mutual exchange if you didn't like the area https://www.homeswapper.co.ukMum of several with a twisted sense of humour and a laundry obsession:o

I like pinkshoes letter, but if you are playing hardball, there is no need to give notice to leave at the end of a fixed term. So you could notify them a week or two before the end date so that they can schedule an inspection.
Play things exactly by the rules.
You signed up to a 6 month contract, that is what you have.
You agreed to pay £xx for credit checking and that is what you got, don't worry what details they checked - it was sufficient to get the property.
Now you are upset that verbal promises would kept, so play hardball in return - no viewings and minimal notice.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. I recommend giving only a few days notice - probably on a Friday at 4pm just when they are thinking of knocking off early and so the LA/LL have to worry about a rental void at the weekend when nothing can be done....0 -

If you don't want to change lock barrel - this will tell you if they've tried to come in and remind them that they shouldn't

If your agreement is for a fixed term (eg six months), you can leave on the last day of the fixed term without giving notice. But you must ensure that you do not stay even one day over, or you will automatically become a periodic tenant and will have to give proper notice or come to an agreement with your landlord.
If you intend to leave on the last day you are not legally required to give the landlord any notice, but it's usually a good idea to do so, to avoid any dispute about when you actually left. Good communication helps things to go smoothly. Remember that you may need a reference to get a new home and, if you've paid a deposit, you're more likely to get it back if you keep the landlord informed.
If you stay for beyond the fixed term and your landlord doesn't give you a new fixed term agreement, your tenancy or licence will automatically become periodic, which means that it rolls from week to week or month to month. Most of your other rights will stay the same, but the rules on how you can end the agreement will be different.0 -
I would check your tenancy agreement before sending the letter that pinkshoes suggests.
In my tenancy agreement it states that I will facilitate viewings for prospective tenants in the last thirty days of my tenancy (obviously with 24hrs notice), I have no idea whether there is any overriding tenant 'right' to quiet enjoyment, but I was happy to do this when the time came so I signed the agreement.0 -
Any terms written into a tenancy agreement do not override your legal rights thus refusing any viewings on the grounds of 'quiet enjoyment' is within your rights as a tenant. However many tenants do allow viewing in the last 30days at mutually agreed times if the landlord-tenant relationship has been positive, however in this case it doesn't appear that the landlord/letting agent have been open and honest or 'fair' to the tenant so it seems quite reasonable to play the game within their legal rights.0

That's not relevant in law. These things often get written into tenancy agreements but no individual contract can override the law. And the law says 'quiet enjoyment' and the right to refuse access to the property. So you can choose to allow viewings or you can decline with no penalty either way.0
