Re-read your OP. You gave every indication you'd already seen the place, not least because it's highly unusual to ask the freeholder for information until you have had an offer accepted. You've just said you would only purchase the lease if the freeholder did not want to buy the place, yet you have already stated the freeholder does want to. I don't think he did, and it clearly states in post 5 he hadn't viewed.
