I think it would have been interesting to have sub-divided your poll into yes - I'm a tenant; yes - I'm a landlord; yes - I'm neither, disinterested party; and no - ditto.
I wonder how many people who aren't landlords oppose the suggestion?

Happy to have a tenant registration cheme. As long as that was free too, and did away for all need for further financial checks and references etc.0 -

I agree with GG. I have no problem registering as a LL and jumping through all the hoops. But let us have the same deal for tenants, then both can be considered fair.

now here are some contensious views -
Lets at least be honest about this landlord - tenant relationship - it is not an equal relationship and never will be.
Each party has different legal duties and responsibilities - and there will never be a level playing field in this.
Each side thinks the other is the villain of the piece
Tenants pay to "borrow" an expensive asset which belongs to someone else - albeit a home -
But if we look at other asset-borrowing - eg. car-rental - the owner will insist on some sort of collateral usually a credit card number and a signed agreement to repay any damage. Under this agreement the Money is already available to the car-owner by way of credit card - not so with landlords - and before the DPS supporters come along - these schemes are over-whelmingly judging in favour of tenants.
With tenants - a LL will "lend" a house worth £100k and will be lucky to get £1000 tops as collateral ...... - it dcan cost thousands to repair damage and recoup lost rent
A ferrari garage will make darned sure they get their full repairs paid for immediately by the driver ....
A landlord has to go thru the courts and it takes months .....

Your right clutton it is not an equal partnership as the moment the landlord can take the rent on a regular basis and refuse to do any repairs and when the tenant conplains they can just give them 2 months notice and the tenant loses their home.
not all landlords are like that but not all tenants cause damage and run up rent arrears either if they did then no one in their right mind would rent out property.
if a landlord chooses not to be registered then maybe they should not be able to rely on a s21. part of the registration process could be inspection to evidence the state of the property and then it might be more equal
the person who rents out the ferrari woudl have insurance to cover any damage why dont landlords have that as a matter of course.
and maybe just maybe the tenancy deposit chemes are finding in favour fo the tenant because the landlord is in the wrong.0 -

tenants inspect properties before they sign an agreement - if they dont like what they see why do they sign ? There is a glut of properties available right now countrywide...
i hate landlord who dont do repairs and then chuck out tenants - but having a registration scheme is not going to change that one iota
i dont know what the answer is - but at the moment if a LL wants his property back off a non-rent-payer it takes months and months - thats not right0 -

how is that relevant ? or is that tenants are jealous of folks who own property which does, in the long term, benefit from capital appreciation ?0
