She's insisting she has the references I asked for and keeps trying to push them on me. Along with his trouble, I was concerned with them keeping the money. With the answers and questions that day. From what my current tenant told me of them, they have moved houses and to several areas over the last two years. The 19yr old boy hasn't fathered any of those kids. Can't get my head around that one. Disrupting her life and children for a teenager boyfriend.
Each time someone has enquired from gumtree or the adtrader, Is ask them for the following ;
The deposit is a 4 weekly month's rent.
The usual requested documents required for identification. Previous addresses over the last three years. 2 x proof of your last address , 3yrs, e.g council tax bill, utility bill, mobile phone bill, bank statements.
1 x proof of id e.g photo driving license or passport
Proof of benefits, award letters.
Also, can you supply references, from your previous landlord, your current landlord. Their contact details also.

I realise this woman is not someone you would take on but maybe rather than turning her down from her conversions you should have let her fill in a tenancy application form, then you could tell her she has failed your credit checking facility - which also be true if you did any of the normal checks.
A hint for future advertise use a number that you are happy to dump once you have the correct tenant, ie a pay as you go sim card. That way you can turn it off or onto silent when you don't want calls unlike your personal mobile.0 -

I was a tad stressed with the harrasment yesterday. Although looking back, if you'd seen me in the car, it was a bit funny. Gotta laugh about it.
Still a bag of nerves, Left house, went to the shop, dropped my lighter on the way out.
In the car, reaches the junction when I see the scary Mary family turning into my street.
Hide, Park the car and observe.
The clip from the lighter must have fallen out when I dropped it, and there's me, head swaying left to right. Left, right, up down, oh, oh, oh on, i've can't have a ciggie......
Keep a copy of the letter you send and a diary of any further texts, contacts, stalking etc and be prepared to drop it in the lap of the police if it continues - you are being harrassed and bullied by this.

I would be inclined to use a third party tenant screening company such as landlord verify and maras who will check if they have any CCJs and verify through the electoral register that they've lived at the addresses stated. The tenant screening that you've outlined seems fairly weak.
There's nothing wrong with just going on a hunch, first impressions do count, and the impression you got was one around intimidation, lies, criminality and unstructured lives.
I would also not be inclined to engage in any further contact or correspondance with the tenant once they've been notified firmly and politely that you are not offering them the tenancy and to let them know that you will not engage in any further discussions with them and you will report any harassment to the Police.0 -
MLZ - This is my second property, and still learning. I never thought of that. Oh mamma mia.....All the reading and research that I've done, I should have seen and realised that one. That's definately going to save me a lot of time and i've been to soft with that aspect.

It's crazy, she's playing around with those kids and routine for a 19yr old with a nice sooped up lookalike sports car.
She must have low self esteem. 25 yr old with five children. Oldest is 11yrs.put the house on with an agency, & warn them about her.

I will start looking into that, thanks. I had a bad experience with an agency with BTL. Basically took the money and ran, never advertised it properly etc.
Is there an unbiased site that reccomends agencies.
I feel after years on the system, some folks are in the way of thinking, that landlords are a branch linked to social housing etc.
In the local paper, my advert stated LHA considered. No-ones rang. Yet, when I use DSS considered on the adtrader etc, the enquiries flood in. join a landlords association.
use a referencing company for a full tenant check - not just credit check. You will get discounts for this through a landlords' association.
I'd also ask for a 6 week deposit, not 4 weeks.0
