veiwing 2 house's tomoz, any help with offer, please!

    You haven't even viewed them & you're thinking about an offer?

    If you are willing to go to £135K and really want the property why not go in with that as a "take it or leave it" offer? Don't mess around with all this to-ing & fro-ing of £1K here & there ... the buyer wants as much as he can get, you want to pay as little as possible - just make a decision & stick to it!!
    I would also see if you can find out what other properties in the area are marketed at/selling for - certainly where I am, a property on the market for £145K is attracting minimum offers of around £137,500 and usually around the £141 mark. An offer of £125 or £130 would be absolutely ridiculous ...

    hi, just thought id let you know ive been to see both the houses and they are both nice, both have different good points, so waiting for my fiance to see them and then wel make a decision.

    the reason i was thinking of offering that was because ive read that houses are apprently selling at 20% below asking price or something simlar and ive also read on here that you should go in with a small offer and if you dont feel embarrsed about it then its not low enough and that you should go in a few grand lower than what you actually want to pay and then work your way up if needed, after all they can only say no and if you dont ask you dont get.

    a house was sold in dec 2008 for 120.000 it seems but that was a semi detached and i dont know the asking price it seems a cetached sold on the street for £183,500 but that was in oct 2007 one also sold in sept 07 for 154,950 but this was when the house prices were really high wasnt it?

    a couple have been sold on there recentyly but im not sure how to find out what they went for, ill try to do some research on it see if i can find out.

    Do NOT believe everything you read on these forums.

    20% less may happen sometimes, in some areas & where the house is overpiced in the first place. But it is not a rigid rule.

    So you still need to check out all the usual web sites, do your own comparables and by all means try a low offer but don't be too upset if it is refused.
