veiwing 2 house's tomoz, any help with offer, please!

hello, i am viewing 2 house tomorrow on the same street, they are 3 bedroom detached properties with a garage, one has a conservetry.
the one with the conservetry is no chain and has had an offer put in, the othe one hasnt, they are up for £145.000

i think they have been on the market for a while maybe pushing onto a yr (i would have to double chack this, but its deffinatley 3-4 months since ive been looking).
we are first time buyers and have an agreement in principle, the area that the houses are in is considerd a highley regarded residential area.

i was thinking of offering £125.000 (cheeky, i know!) but now that i know the other offer has been put forward im thinking of upping this, maybe to £130.000 however we dont want to go above £135.000.

the sellers have got to give the other people an answer by tomorrow so i have got to go and view it woth out my partner and if i like it then i can tell them im intrested and arange a 2nd veiwing with my fiance, and i assume they will decline the other offer which i have no idea what it is, i did ask!!

obviously the chain free one apeals better for us as the quicker the better, they are both pretty much the same house outside and in, the chain free one is maybe decorated abit better and has a conservatry.

if i didnt get the chain free one i could always go for the other one, but at the moment i dont know what the situation is with them and if it will be a long process, maybe o cpuld offer less on that one if i liked it? im not sure, ill obviously know more tomorrow when i have viewed them.

any help would be greatly apriciated, we have been looking properly for about 3 months now and have viewed 3 properties was ment to be 4 but that one went before we even got to view it, 1 we liked we got outbid on, the other we didnt like and the other is too expensive as the seller is wanting to get as close to the price as poss and is in no rush to sell. (doesnt seem to be much around in our price range that i like at the moment or the ones that have have gone :-( but i am picky! i know this is a really nice area and the house look nice from the pics too so fingers crossed i like them in real life!)

i did try to post a link to both the estate agent and right move but im not allowed as im a new user, the property's are with heywoods and is in stoke on trent cardigan grove, trentham.

edited to add we are first time buyers with an agreement in principle and a 10% deposit, abit more probably by the time it all gos through

    The house with a conservatory has been on the market since last April when it was on for £169,950, gradually reducing in £5k amounts. I suspect that these people are not going to be too impressed with an offer of £125k if they had high expectations originally. Also if there is another offer in it may be low if they haven't accepted it - I might be wrong but I can't imagine it being lower than £125k!

    The second house has been on with that agent since the end of May, no price drops. If they were on with a different agent, Property Bee won't tell me.

    I mean they look pretty identical - you might as well offer on both taking into account the cost of the conservatory.

    First things first, go and look at them. As soon as you make an offer on the conservatory house, you will know how it matches up to the existing offer.

    thanks so much for your reply, so do you think i should go with £130.000 then for the conservatry house, maybe i could then go up in ones eg 131,000 etc and stop at 135.000 as thats our limit, do you think we are likley to get any of these for the price we hope? or are we been rediculous in thinking we could offer that and get it?

    You never know - that's what it's all about. If the other offer on the table is higher, they will tell you straight away. It's not ideal to have someone else against you as it is likely to drive the price up.

    You can cut rightmove links off after the property reference number, i.e. end it immediately before the question mark.

    would you be worried if the street you were looking to buy on had a high turnover, like this street seems to have had a lot of sales some are the same property been sold 2 or 3 times within a few yrs, do you think this indicates a problam or may just be coincidence? the street has got a fair number of house on it though , at least 49 from what i can find.
    its had 47 properties sold since 2000, 13 of them were since 2007.

    Well, what on earth could be thatr bad that is caused everyone to up sticks and move?

    Apparantly people move house on average every seven years, so if there are more that 49 houses, 47 sales would be kind of average over 9, nearly 10 years now. I've moved house 10 times in 10 years, and owned 8 of them.

    But when was the road built? It doesn't look all that old and if it was later than 2000 then you'd have the initial sale of every single house on there.

    im not sure how to find out when they were built but on the site where i found out how many had been sold this dates back to 1988 and it seems the first sales were in 2000, however not all the houses on the street are listed, the ones im viewing arnt listed on there as been sold in as far back as that goes.

    im not sure, i think i just worry about it too much and think too much, i just want it to be just right (dont we all!) and we want to move and this will be our home we will not want to move again in the near future, so we want somewhere we will be able to live for years to come, if we did decide to move in 5-6 yrs then so be it but thats not the plan at the moment.

    The first sales were in 2000 because that is only as far back as the database goes!
