    how can 2 days after the intial repair report with 3 appointments made for a repair be abject incompetence ??

    The OP has had to put up with some ridiculous abuse on this thread, some of you need to get a sense of perspective. I had a boiler break down last year in November when it was particularly cold and both heating and water went off. The boiler was still under warranty(9 months old) and so I had to use the manufacturers engineers. It took 4 weeks from date it first went off to getting it back working again. Thank god there was no tenant involved I would probably be facing a firing squad by now.

    The OP has been called a crap LL, unreliable, a cheapskate, peddling faulty goods,accused of fraud, his wife has been insulted, for a boiler that was repaired in 4/5 days.

    3/4 appointments with a crap company. Again, the issue isn't failure to make enough appointments (after all, 1 should be enough), but the persistence in allowing the tenants whole weekend to be screwed up by cheaping out with these jokers. After the second appointment the landlord should have at least asked the tenants if they wanted him to try a different (better) company.

    The screw up in itself is forgivable (would have been more so if the communication had been up to scratch), however suggesting that the tenants are somehow at fault and deserve to be £160 out for being messed about and having their whole weekend ruined is not.

    in this life getting ANYTHING fixed involves some messing about - why can't everyone understand that - home-owners, hoteliers, offices, tenanted properties - ALL get "messed about" by the building trades - its part of life

    this thread has now become yet another vehicle for landlord-bashing on this forum

    i may get flamed here - but the few landlords who do post on MSE ( with the aim of giving advice, help and support to tenants who come here) do get sick of constantly being attacked.

    Dr Julie Rugg said at the NLA meeting i went to 3 weeks ago "all landlords appear to have been demonised" - and this is becoming increasingly apparent - again - on this forum

    Landlords and tenants will never ever agree - but please - lets stop tarring ALL landlords with the nasty brush that only a few deserve

    As Franklee points out there are always 2 sides to every story - but so often when a tenant comes here with a relatively minor problem - we then get a barrage of posts along the lines of "has the LL done this, has he done that, go get him for this, claim compo for that" (and i have been sucked into this as well)

    It really has become like a witch hunt at times

    This thread is from a self-divulged Newbie landlord - some more practical and less inflamatory advice is probably what was needed - who came genuinely for some help - i doubt OP will come back again ....... who would blame them if they did not
