surprisingly it is spot on to 4 valuations we had in last couple of weeks, whether that translates to buyers offers is another matter0

Spot on for the one we are selling. The average was exactly what it has sold for.
The one we are buying says average is £380k and we have paid £180k, so it's way out there!0 -
Ours came out pretty much on the nose if we took a middle ground between the average and the lower price 185k i don't know where they get the upper prices from though I think there in cloud cuckoo land with that one 235k:jFriends are like fabric you can never have enough:j0

We sold our house last year and broke the ceiling price for the road by £30,000. It says it should be £430,000 we sold for jsut under £300,000 - not that accurate.0

thats great, my house cost me 101k 2 years ago and is now worth 270k.

Upper = £540,000
Average = £460,000
Lower = £395,000
In the real world probably £260,000 - £270,000..........so not very realistic at all....shame :rotfl:0 -
wow, lower valuation 3k less than I paid for it 6 weeks ago.
higher valuation 110k more and average 40k more.
Maybe stay for a while yet!

My two bed flat
Upper - £95k
Average - £80k
Lower - £70k
Not bad figures as I just sold my flat a couple of weeks ago for £85k.
Did another search on the property I've just bought.
Upper - £140k
Average - £120k
Lower - £105k
Came up trumps again as I paid exactly the lower figure.0 -
hahah according to that site, we have already made a 30k profit on the lower valuation before we even have the keys.
Shame it isn't true though, I think we actually got quite a good deal on it.It's not easy having a good time. Even smiling makes my face ache.0 -
Bought my house for 200k in january and admittedly have changed its condition from 'good' to 'excellent' by putting in new kitchen, bathroom and renovating all other rooms to modernise
but this sight reckoned my house is worth:
£310 low and £390K high
almost worth me putting it up for sale!
and i've never spent a night in the place yet0
