Also, how can anyone predict any kind of rise so accurately? 23%? How and why? Why not 45.678%? Why not -21.333333333%?

I agree it's all rubbish - just used it as an example of supposed future price movements compared to the rest of the London market. Full article was published in the Evening Standard last month and of course I believe everything I read in that.

That's what everyone who buys a house hopes. But there is no way the prices can continue to go up and up. The reason is first time buyers. You need them to keep the property market going. As has already been said on this thread, you can see lots of vacant flats for rent - that's the saturated buy-to-let market.

The price of a FTB type house is very high compared to salaries of people of FTB age (even when you take into account that people are buying property when they are older now becuase of the cost). It can't go much higher otherwise FTBs will not be able to afford mortgage repayments.

Have you considered buying slightly further afield such as Forest Gate or Manor Park? There are 2 bedroom terraced houses on the market for as little as £185,000. Some of them may need a little work doing on them though. Both areas have good bus and train links to Stratford. There is also the added advantage of being near Wanstead Flats - a welcome piece of open land.

Or for £175,000 there is a house for sale in Whitby. It overlooks the staithe, has 3 bedrooms with ensuite bathrooms, large courtyard area and large grassed area, garage, driveway and spectacular views of the harbour and sea. Big bonus is its in a nice area and you could let it out to holiday makers.
