living in a coach flat above garages

Would love to hear from anyone who lives in a flat above garages, detached no neighbours

What are the pros and cons of such a property

Have been looking at one on right move that is newbuild

Any feedback would be great thanks

    Living above loads of Petrol.. and not very good security on the doors downstairs....

    Make sure you know your fire escape routes (Note: Plural, routes...!!!)

  • Yes I can see your point, but realistically how many coach flats have you heard of that have caught fire. Or are they a new idea?

  • Its a two bedroomed flat built above 3 or more garages that belong to local houses. The thing that appeals is that it is detached in that there is no one above, below or at the side of you. Known as coach house/flat. Hope this helps.

    However, as the Artfullodger suggests could be a fire risk. something to think about, then again how many people actually put there car away in the garage. From what I have seen most people use them as storage

    Also I have seen houses with integral garages underneath that are terraced so wouldnt the same apply with them?

    I went to a site about 2 years ago to enquire if they had any nice 2 bed houses, just for a nosey... it was the ONLY 2-bed style they had on that large development.

    There's no way on earth I'd EVER take one of these on. My main reasons/thinking are:

    - I am up there alone while 2-3 random idiots park their cars underneath me, fire risk potential high
    - Every time they come in or go out they'll open the garage doors - and possibly slam them. No thanks.
    - They might start repairing their cars in their garage, with their mates, and the raido on. No thanks.
    - They might start parking another car in front of the garage, then end up moving the cars about all the time, alon g with the opening/closing of the car doors and garage door. No thanks
    - Knowing it's "their land", their kids might start hanging out in the spot, playing footy, or with bikes, shouting and banging about. Not for me.
    - Random other kids in the area might see the parking spaces as "open invitation" to hang out and bang about and mess about, at all hours. Stuff that.

    Overall, they get a big thumbs down from me.

  • I rented a coach house for a couple of years. One of the garages was mine which was good as flats don't usually have garages. I never had any noise problems, apart from one of the neighbour's cars , but then that could happen anywhere.

    No garden, which would be an advantage to some but a disadvantage to others.

    It felt more secure than a ground floor flat as it would be difficult for a burglar to get in.

    I wouldn't have bought it though, as I was unsure how easy it would be to sell on
