Who is liable, the HIP provider, the seller?
Or does it come with a disclaimer?I'm a Forum Ambassador on the housing, mortgages & student money saving boards. The HIP provider is liable. Most have office copies of the title reg and plan, illegal. Some have the wrong title number! I have even seen some with the wrong seller on the sales statement!0

Yes....got the EPC and land registry stuff, also the seller questionaire forms quite a bit of it which I completed yesterday.
The water searches and 2 other searches are still awaited but as the previous post states i have enough to market the property.
HIP is all attached via an e mail link and I have read it very thourough. I was the same did;nt believe it but my uncle who has been through the process had a look and said it looks as though everything I need is there:T
It’s such a shame that the MSE negative posters creep out of the woodpile slagging off something they’ve not seen.
I got mine done with budget-hips.com and they were equally as efficient. Certainly, proof of purchase was available the same evening as paying.
To counter the criticism from the ‘expensive is best’ brigade, my neighbour’s HIP was definitely wrong in at least two important respects. His was done by his EA for significantly more than twice the money we paid cazaline!0 -

Yes they have, so have some cheap one.0 -
You appear to be saying ‘pay over the odds’ and you won’t experience any problems.
That’d make a good new MSE thread topic I’m sure…0
