    agree with most in the thread regarding getting the shower fixed
    plus bear in mind if the shower works then all they have to do is continue using it.
    its down to the LL to sort whatever the issue is.
  • Thanks for all the posts, my son rang the ll today, but she has not picked up. While he is at work today, i will be speaking to his agent.

    There is a separate bath, but they did want a place with a shower, that is why they took this place.

    A while ago the downstairs neighbour spoke to them and said there was a leak in his flat. This was supposed to have been sorted by the ll a couple of months before my son and mate moved in (according to the agent). Outside the shower door there are obvious signs of water damage which make me wonder if they did fill up the bath, and added the weight of 6foot bloke that the entire lot could cause more damage than the shower

    I am beginning to wonder if the plumber is seeing the work through to completion as my son has now told me that when the plumber came he made remarks along the lines of - not caring how many times he comes out because he will be getting paid anyway.

    I will contact their agent today, ask them to speak to the ll, tell the agent they need to use the shower and ask if the plumber has given her a report of the damage in the flat and the work he has done and needs to do.

    Why are *you *running around on your son's and his mate's behalf? Give them the necessary information and let them deal with the matter themselves or they'll never learn how to deal with things in the adult world.

    If they are having ongoing repairs issues with the LL they should seek advice from the private sector rentals team at the local Council.

    IMO that's not a terribly helpful suggestion if there's been a specific request not to use it for the time being. Think about it... the plumber may have left something unconnected and by using the shower, water may be spewing out anywhere.

    Now of course you could adopt the attitude of 'screw it, I don't care what damage is caused it's the LL's problem' but that's not a terribly sociable attitude and could actually be cutting off one's nose to spite one's face if enough added damage is caused to put the bathroom out of action all together whilst major plumbing work goes on.

    The LL appears to be the good sort, they've got workmen out and offered a rent reduction which shows they are taking the issue seriously. I would suggest that by the information given, all it would take is a call in to the LL to explain that the shower is essential for their use and I'd also pass on the comments made by the plumber (the plumber may be screwing the LL over! Unless one has specific knowledge of a trade one can only go by what the trade says) and ask specifically what the issue is and that you'd prefer it rectified rather than a rent reduction.

    Was just thinking this. I was amazed at uni how many people just didn't have a clue, phoned their parents at the slightest issue and got them to sort it. They have to stand on their own at some point, and if not while at uni where lets face it responsibility is minimal then they'll have to deal with an actual job and real life all at once.

    EDIT: Forgot to add, I'm in the process of buying a place without a bath, just a shower. This has just got me worried!

    The reason I am doing the "running around" is because one of them is away on hols at the moment and my son is working, he has tried to phone the ll a few times, and being that he is in a remote part of Cumbria that doesnt always get a signal. Knowing that water can be extremely damaging rather than leave it until he has a signal i have offered to do the email.

    Anyway had word back from the AE, they dont managed the property, they have,however, spoken to the LL who has said "the shower has been repaired several time and is beyond repair, due to the platerboard and tiling being damaged and unless this is renewed, not repaired, it will continue".

    Hopefully, the ll will call my son at some point today or failing that contact his flatmate tomorrow when he returns.

    As a LL myself, I have always sorted out any problems as soon as they arise, this saves me time and money in the short/long run. I wouldnt offer a rent reduction in place of repairs it just doesnt make any sense at all.

    this obviously means a complete refit - and in view of the fact that the tenancy is nearly at its end, as a LL i would chose to do this work when the tenants had left.

    if tenants continue to use the shower, causing damage to the downstairs flat, they will be responsible for any damage claim by the owner of downstairs.

    stop molly coddling them - of course they can make phone calls and do emails for themselves .....

    I seem (so far) able to buy a house whilst working 2 jobs, I'm sure while working one he'd be able to sort out something as simple as this. If he really can't, what about his flatmate?
  • thanks for the "eye opening" words of wisdom.

    i actually have no problem whatsoever in making a couple of phone calls/emails for one of my family, perhaps you see it as molly coddling them, perhaps you are right, but I dont see it that way at all.

    Having gone off to boarding school at the tender age of 14, worked as soon as he was able to, gone off to uni and worked while there, travelled quite extensively from a young age, being sociable, not having brought any trouble to our front door, is considered by people that meet him as a pleasant, well mannered man, is a thoughtful and kind son, brother and uncle - I actually love to be able to do something for him in return.

    As previously mentioned flat mate is on holiday in Iceland until later this evening and as previously mentioned, son did make calls last night, the ll didnt pick up and he will be out of signal until this evening, so as a courtesy to the LL I have brought it to the EA attention.

    Son has just txt me to say he has managed to speak to LL.
