i suspect you would be Most grateful for a handrail if you came over faint one day on the stairs, or tripped on a piece of carpet which had frayed, or stood on a toy left by a visiting nephew ... i could go on ........

I make stairs, windows etc and find it amazing that as a joiner I have to make stairs and windows that conform to building regulations and yet someone can rent out a property which can have windows and stairs that dont conform,it seems crazy to me,you cant replace a staircase every time regulations change, but you can make them safe.
The issue of who pays for it etc etc is a red herring, the point is in my opinion all staircases should have some form of "guarding" .I can tell you all now, if any landlord has a window that should have toughend glass in and hasnt and there is an accident they the landlord is LIABLE ,end off,so why should it be different on a staircase.

Document * K* of the Building Regs "Protection from Falling, Collision and Impact" says that, in "dwellings", stairs less than 1m wide should have a handrail on one side, if the staircase is wider there should be one on either side. The HR should be affixed at a height between 900 and 1000mm measured from the floor or pitchline to the top of the rail. Side guarding is required for flights of stairs and landings where there is a drop of more than 600mm in houses. The guarding should not be of a type that can be climbed by children under 5 and a 100mm sphere must not be able to pass through any opening (ie the size of a small child's head)

Yep thats right, but thats the current regs, which change every year,it all depends on when the building was built and the regs at the time of building(if any ).Current regs are ::: maximum tread width must not be under 220mm wide and Rise no bigger than 220mm high, but you can find houses countrywide where they don't meet current regs ..

    Hello all.

Just thought I would let you all know how it went.

My GF phoned the estate agent and spoke to them regarding the rail. They phoned back later and told us they had spoke to the landlord and he would ring us which he did and he came with a carpenter 1 week later and fitted.

Many thanks to all advice from everyone.

Love it - 56 posts on a topic that the OP resolved without difficulty!

But it DOES make fascinating reading!

Thanks for the update. Your LL sounds pretty decent. I'd drop him a note saying you appreciated his response and return the respect he's shown you.

Well, thanks for calling me young...not been called that in a while. Maybe my stairs are just not so dangerous feeling, they're not very steep, they're also curved and large on the outer edges where they curve rather than narrow on the inside edges. With them being split into 3 they're also not in large runs, so maybe not so dangerous. I suppose I can imagine stairs that need a handrail (like our friends basement stairs but they had them replaced).
