    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    So, if there's no mention of time frame, where did the 12 week figure come from...? "the contract was only for 12 weeks", you said....

    I was thinking more of a 'stuck record', but unfortunately I'm at the age where that term is meaning less and less to the (younger) mp3 and iPod generation ..... (sigh)

    ok how long does a contract run for indefinitely it seems that no one knows thanks all the same .

    Your contract runs until you either sell your house, or you pay for the hip and terminate the instruction in writing.

    Even if they dont sell your house i think they may have something in the contract, that you have to pay for the hip in 9 months whether they sell your house or not.

    The worse thing about it, is if you would have got your own hip, you probably would have got it for more than half of what your agent will charge you, and you can move from one agent to the other with no charge after a certain amount of time.

    Remember though you will get to keep the hip, its just a very costly hip you have paid for.

    I shouldnt be telling you the answers the esate agents in this thread should be telling you, but they are all too emabarresed to estate agents antics.

    I've refrained from answering the question as quite frankly none of us know the answer, none of us have read the contract and are, therefore, not qualified to answer the question.

    Of course, Confused, you pipe up with lot's of cliched, rubbish "advice", people are going to listen to what you are posting and I personally think this is dangerous!

    Giddings.....the only correct answer you are going to get is either by posting the exact wording of the entire contract you have signed OR by taking it to a Solicitor.

    And that is the best advice I can give without knowing the full facts!

    I noticed this yesterday too - also loving the fact that "Rewired" turns up and starts thanking Confused at the same time that Confused starts posting again - and the fact that Rewired has never posted at all, his only purpose on the board seems to be to thank his best friend. Aww, bless!
