Hip searches expire after 6mths?

What's the point of even including them then? Surely the solicitor for the buyer should have some way of confirming that the searches are not defective and hence not have to get them done again.
Anyway, I fear that I may be too late now, for having to pay to have them done again and I would rather cover my back, as the buyer, that have any other problems further down the line.0 -

The HIP has to be compliant anyway so the searches are not going to be 'defective'
Our HIPs are done by a firm of Solicitors anyway and I see no point in duplicating work and incurring extra costs when the Searches are more than adequate.
A search is a search and as long as the Solicitor check that they are complete and the date that they were done I cannot see why they need to do them againMy home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to sayIgnore......check!0 -
The law society has warned that conveyancing solicitors could be liable if they accept defective searches so they are going to cover their own backs.

so basically what your saying is that solicitors or conveyancers do not trust the searches provided by the vendors HIP and because they are acting for the purchaser, they do the searches again anyway, even if theyre not out of date.
this is just another way of making the whole buying process more expensive.
i dont think its a coincedence that since HIPS were made compulsary for sellers that the market has suffered as bad as it has.its only a bargain, if you need it or will use it.
