and again, you drag the conversation off into insult and innuendo, without actually addressing the question I put to you, so I'll stop here.

I invite you to have the last word if you want it.

youve gone off the subject it was estate agent fees, whether its a hip or a sale they still charge too much for whaterver they do, basically when they come round your house they should wear a balaclava

Id love to see a undercover programme on a estate agents everyone would see for themselves then.

I had a mate who used to be a estate agent a few years back when it was busy, and he said it was quite common for estate agents to get backhanders aswell for looking after investor clients.

I suppose that doesnt happen either does it??

take a look here, this is why i dont think estate agents justify there fees, even thought you say they are not all the same.

In 15 years I've been offered 2 backhanders, both from Investors......both were declined! My career and reputation are worth far more than a couple of hundred quid!
My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)
    Ignore......check!

tell me about it i was getting bored you lot wining on about how estate agent justfiy there fees, the thing is the actual estate agent probably doesnt earn that much, unless they go down the backhander route.

But like you said ill have the last word and it is to any potenial sellers or buyers, take whatever a estate agent tells you with a pinch of salt, they will only tell you what they think you want to hear.

Infact most estate agents you can tell when they are lying, there lips move.

    goodnight and god bless

    Googler , Miss motivation ,

I cant see the point in trying to justify EA fees to confused .....

just for the record confused. The house across the road from me sold last week , for £160 K , it had been on the market for 19 months , and was advertised in local property paper ever 2 weeks. Vendor was charged a 1% fee. I,ll leave you to do the maths .

Waits for someone to ask why did it take so long

what estate agent charges 1%? did they have to pay extra to have it in the paper every other week?

Why dont you put a link of the property? and ill look for myself.

I think you may be spinning a yarn there, unless you want to oblige with the anwers and links, if not ill take it as a load of blow hole.

(Sigh) OK, I said I'd stop, but.....

Some agents near me charge 1.00%, others are charging 0.75%. I know this because they advertise their rates in their windows.

In some cases, I can see these agents are marketing (not necessarily selling) flats at £90 or £100k.

Want to do the math on these, possibly without suggesting it's a 'load of blow' ???

One minute you're complaining about the EAs fees and saying they've doubled in ten years, and they should be lower, and now you're saying they 'don't earn that much' .......

If you're bored, then - you don't HAVE to come here. Nobody's twisting your arm and forcing you to post.

I can't see the value of posters having to provide evidence to you on an individual case by case basis to show you that there is a bit more to being an estate agent than publish an occasional advert in a local paper.

Yes, there are agents that have poor practices and, no, there isn't a law that prevents estate agents from earning good money whether it is felt that they 'deserve' it.

If it's such an easy job with great money, then please feel free to set up your own agency.
