conveyancing, online or local?

Ive read some topics here saying that online conveyancing isnt necessarily always the best, but has anyone in the north east essex area recently sold/bought a new home and used either an online or local conveyancing company?
If so who did you use, what were the prices like and what service did you get?
thanks, Lee
edit: just found a company called HK conveyancing, anyone used these?

Use a local solicitor - at least you can pop in to see them when needed0

So far so good with my online solicitors... Arc Property Solicitors0

conveyancing wharehouse, i used these and the comunication was great, and the price was great too, what they quoted was what i paid and i couldnt fault the service.
Why pay top wack so you can go into and see them, when they can answer all your enquiries or questions over the phone or by email.
What i find with online conveyancing and estate agents, which is a advantage they are open longer than 9 to 5, and you can contact them most of the time.
Its like everything else now why go into a shop and buy something when you can get it a lot cheaper online, and most of the time the service is as good if not better.
Im not going to leave a link just do a serah on google and theres a load of good feedback for conveyancing wharehouse.I am not a Mortgage AdviserYou should note that this site doesn't check my status as not being a Mortgage Adviser, so you need to take my word for it. A word of warning on Conveyancing Warehouse... I used them 3 years ago but my sale/purchase.... I don't believe it was their fault... at the time I gave them loads of praise... (if you search for them there is a very long thread all about them)... however shortly after loads of people started to complain about them and this has continued since. However to put this into context people do often complain and you don't generally get to hear when people are happy with a service.
Also Wayne Roberts at CW, has taken the time to come onto the board and resolve issues that have been highlighted to him... if a few emails exchanged with him about my new sale/purchase he sounds like a decent guy who aims to provide an excellent service, but sometimes things do go wrong.
In the end I went with Arc Property Solicitors, they were very cheap indeed! but so far I have not had any complaints... I am getting regular updates and can speak to a real person dealling with my case and without the need to call expensive 0870/0845 type numbers.0 -
i think its the same as online estate agents and everything else online, i had my hip done online and my conveyancing online, its cheaper and i think the service as been great on both occasions for me.
I think if i try and sell my house again ill definately go down the online route, the most people who come on here and slag online estate agents, conveyancing firms are probably in direct competition with them.I am not a Mortgage AdviserYou should note that this site doesn't check my status as not being a Mortgage Adviser, so you need to take my word for it. I used an online conveyancer the first time I bought a place and it was a nightmare. Had to chase and chase to get them to do the simplest thing, and could never, ever get hold of them by phone. The next time, I used a local solicitor (who was more expensive), and had a much better and less stressful experience.
That's just my own personal experience, but based on that experience I wouldn't use an online conveyancer again. And no, I'm not a solicitor and don't have a dog in the fight.0 -
we are currently using an online conveyancing service which were recomended by our estate agent, i'll go into more detail in a bit but i have to say it has to be well worth the extra money to have that local more personal service from a lawyer you might actually meet.
not sure i can post the name of the lawyers here but they are in Leicester and in buisness with a major supermarket chain and there is nothing Premier about these property lawyers or the service we have been provided.
we are now into week 15 105 days from instruction and we thought it would be fairly simple as we have cash buyers behind and no onward chain ahead, the only hicup in what should be easy money to them was a lease extention which so im told shouldnt take that long and in any event should be delt with at the start of the case! no so with us we are on good terms with the freeholder and they have assisted no end.
anyway as i said 15 weeks (105 days) is a long time by any standards especially as they profess to an average time scale of just 52 days and there are referers that report there services to be as quick as 28 days(national average being 81 days),
so where did it all go wrong then i hear you ask ??
personal case handlers who resort to telling little porkies about sending documents out and them not being recieved not just once but twice even FAXES seem to not be delivered but thats not there fault ive been told!!
on another call or training or on anual leave with no cover.
emails well even tho i have a read recipt 5 mins after the email was sent they didnt recieve it for 2 hours,
we gave them dates we wanted to exchange on which are now well past due and still no end in sight!!
so consider this when you look for a lawyer to do this work would you rather trust a lawyer over 200 miles away with no personal contact, send documents that they never recieve or recieve 10 days after posting, trust they are working on your case rather than the 20 other cases in there heavy work load or...
trust a lawyer that you can actually visit and hand documents too, get those documents there the same day and when things hot up with a signature or 2 sign them there and then in front of the lawyer or there PA, camp on there door step to keep things moving.
you decide:money:0
