    Thank you for this post, I think it was needed as just of late there have been a few posters trying to imply that our motives are less than honourable.

    From a personal point of view Martin you already know my motive and reasons for posting here, all of which fit in with the ethos and rules of this site, of which I am a loyal supporter. It is a welcome release to have an enviroment to give help freely and without obigation either way.

    I will continue to support your site and, as long as you permit, will continue to help those who post here. After all I wouldn't have been thanked so many times in a short period without doing some good ;)

    I wondered if you could assist, i'm currently trying to get a mortgage but my credit report is very poor, i'm with a lender who are unable to help and my advisor has gone to an adverse lender but again is unable to help due to an error on my file. I am in the interim of trying to get it removed but this could take weeks are there other lenders i could possibly go to that would offer me a mortgage deal?

    I suggest you post your own thread in the mortgage sub forum.

    Put in there what is on your credit file, deposit, purchase price and any other salient points and you will definitely get some opinion and help.

  • Apologies if this is on the wrong thread (I am new) but I wanted to ask a related question - I am not sure whether to use the IFA that is in the same office as the estate agent my vendor is selling the house through. I am worried that any info about the mortgage (e.g. if it has been delayed, if it has gone through super quickly, if there are any problems) will be passed to the estate agent and therefore the vendor, whereas if I deal with the mortgage lender directly I can be selective about what I tell the estate agent. Is this correct or does the IFA have a duty to keep info about my mortgage confidential? Many thanks

    Are you sure this is an IFA?

    Is this a large national chain, in which case it's probably an in-house adviser with a limited panel, Countrywide, for example?

    A smaller EA might have a tie-up with a whole market, or independent broker.

  • You're right, it's a large national chain - they called the adviser an IFA but I am not sure of his status. Either way do you know if there are any duties of confidentiality re me/the estate agents/the vendor? thanks
