I am not sure whether to use the IFA that is in the same office as the estate agent my vendor is selling the house through.
If it is an independent estate agent then using the in house adviser is fine (although I am surprised its an IFA and not a mortgage adviser as the costs of being an IFA are much higher). If its a national or regional estate agent then these tend to have a very poor reputation. Most of the time they are not IFAs either although they may make out they are (check the initial disclosure document as the very first page will state whether they are independent or restricted. IFAs will make a point of highlighting it. Restricted tend to gloss over it quickly or even avoid mention of it).does the IFA have a duty to keep info about my mortgage confidential?
If the IFA is independent of the estate agent then they can not break data protection act rules (i.e. cant pass info to estate agent without your permission). Has anyone used Bracewell Law for mis sold morgages /PPI ? as they contacted me almost a year ago, told me I have a good case and I wouldn't have to pay anything. I sent them details, they told me they have a court hearing May this year regarding my claim, am I just being duped or will see any money back? An if not how do I stop them if they are just a con? I've been told it takes this long yet I've heard of people getting it sorted within 8weeks? Abit concerned now as I've read the earlier posts :-/0

How much are you being asked to pay them?
Seems to be run by an ex mortgage broker who left the industry when it got tough. Maybe therein lies your answer!0 -
They've not asked for any money, said it will be a no win no fee but have been waiting since May last year?0

Quick question - i have reviewed a hell of a lot of available information so i am quite familiar with the products that are out there and the available rates and i am quite financially savvy.
My question is, is there a benefit in using a mortgage broker to remortgage rather than going direct myself? Are they able to 'smooth' the process and also do they have access to 'deals' that i wouldn't necessarily be able to find?
I have a complicated financial history due to being a self employed company director but nothing that will prevent me from getting the loan i require to remortgage

My daughter has waiting three months for the Leeds to say they will not offer a mortgage because the brand new flat is above a sainsburys local, it is a Thames valley housing association shared ownership, the valuation report states not secure due to location, Leeds Willmot budge but all other flats sold fine so what is their problem?0

I take it she was using Leeds because she has only a small deposit?

I'd say a combination of factors which would make them nervous. If you then add to the mix a property above retails premises, I'm not surprised they decided not to lend.I am a mortgage broker.
