    Proc fees range from 0.25%-0.55%, I would to love the distribution of some of the others on here to claim to give 'impartial' advice!?

    No. Quite a lot of brokers and are doing this.

    £80k mortgage at 0.25% pays £200. Whoopie. May as well do a nil commission mortgage and not have the hassle for that money.

    I'd agree with you in many cases (e.g. standard resi remo, good LTV, low multiple, etc.), but not for BTL, adverse, self-cert etc.
