What is the latest on your proposed property and the drain situation? Did you get a positive response? I admire your guts on pursuing it if it is the house you really want. It's so annoying to lose something you feel is just right for you. I felt really fed up when I lost the last property as I had spent so long looking for something like it. The purchase on my new build property is going according to plan and I really hope to be in before Christmas. It's not as good as the one we lost, obviously, but we are seeing it as a stop-gap and will probably move again in 2-3 years if we can face the stress!
If the vendors hadn't pulled the plug on us with the last one, however, I would have pursued it like you are doing, as I felt it was worth the short-term stress for long-term gain.

Well.....
9am Monday morning my vendor took the letter from Severn Trent to his solicitor, by hand, and asked them to fax it to my solicitor immediately. Since then we have all been chasing them to do it, with zero effect. Today my sol had a fax from their sol, asking why I haven't accepted the indemnity policy (that is irrelevant since 9am Monday). So again the EA, my sol and the vendor all chased them, and finally around half four this afternoon it arrived by email. Apparently they couldn't fax it because the printer was dead, and thats why it was delayed. Strange that the fax machine worked enough to fax earlier, and they had the paper copy of the letter.
So now it goes back to the underwriters, but it 'should' all be OK. Seriously, I would avoid Grindeys in Stoke like the plague. The solicitors themselves are always out of the office, and the secretaries can't even work a fax machine.
I have exactly 3 weeks today to have a signed mortgage agreement with my bank, or I lose my funding. We shall see! Thanks for the interest, really hope your place goes through smoothly this time
EDIT: Just to add, I am racking up at least 30 minutes a day in phone calls trying to sort this out. I am also lead to believe that Grindeys are not charging a fixed fee to the vendor, so wonder how much profit they will make from our hassle.0 -

They wont accept that letter because it says 'as long as a completion certificate was issued'. There is no certificate that we know of and the council say they only have records from November 1985 - it was built in 1976. So again it appears its tough, the paper required does not exist so I can't buy. Strange thing is the place was remortgaged only 4 years ago so surely they had it then?
Getting really depressed with the whole thing, I am using a government scheme that I'm about to lose funding for and I'm £1500 down that I could have used towards a deposit, so I'm effectively another year behind now. Great.
EDIT: The lender has said to get an indemnity policy, but we can't as both Severn Trent and the council have been contacted. This I really don't understand, it seems that if you have a document missing you should never request it, in case it doesn't exist. By trying to make everything legal, you are in fact shafting yourself by ensuring you can never insure against it. So the deal is for every bit of paper you can't find, you stick your head in the sand and pay out to an insurance company. Have I missed something?0 -
Just received this from the council:

So yet again the bit of paper simply can't exist0 -
Tell the lender that BRCCs were not issued prior to 92. Let's hope no other person wants to buy a house in that council's area with a pre 92 extn using your lender for a mortgage!If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0
