Yes she has just had her rent paid to her by the council. She says she can't pay it to the agency today because she is waiting for the cheque to clear.

I was under the impression that the tenant would have paid a deposit - it says they do in the contract with the agency

It also states the rent is payable in advance.

Not until the tenant was in did I find out that neither had been done and the agency said this was normal with benefit tenants. I argued they should have told me first to which they replied that they thought I wanted a good tenant quickly. I told them I would rather have waited if I had known.

I didnt manage to resolve the issue with them at all.

I once did a runner after running up a huge fuel bill. Blo0dy landlord found my new address though, well gutted. Landlords are like company expenses. You have a duty to try and fiddle them.

Did you write with your complaint? Did you get any reply in writing?
If all verbal I think you will struggle to prove your inital complaint.

But if the agent didn't specifically tell and get approval to go against the procedure they sold you I would definately write and request they pay your out of pocket expenses, you have nothing to lose by asking!

Is the agent a ARLA member? If so complain to them, if not tell your local newspaper.

If you contact the council they may be able to claim it back from her so she would end up owing them money as she is no longer entitled as shes moved and you are still entitled to rent until an agreement is met.
so she would be liable to you for the rent as well as the council IYSWIM
slowly going nuts at the world:T

how many do you mean by "most" of them Paul5046 ?

Since there are nearly a million private landlords in this country you must have moved an AWFUL lot of times to be able to say "most" of them think/do anything in particular.......

Obviously you have had a bad experance with a LL  It doesnt mean there ALL bad, infact the majority are very reasonable and just expect to recieve there rent on time and to be compensated for any damages a tenant may cause.

Double standards, guys? You all leap on Paul's bit of trolling and yet no-one picked up on JoWo, comment, when she claimed

Wonder how many LHA claimants she's had as Ts..................
