Can I ask to see the survey report ?

    A previous survey was carried out on the property I am trying to buy. I've tried to get a copy, though naturally the previous purchaser is not willing (which I fully appreciate) to let me see it. I was thinking however of offering say half the cost of the survey to buy it off him/her. As it stands it's worth nothing to him at the moment and he could recoup some of his costs back a wee bit.

    We were often in the middle of trying to get buyers who pulled out to sell their survey to new buyers. What a pantamine it was sometimes. The old buyer wanting full price less 10% and felt he was offering a bargain and there were those those who just wouldn't sell.

    Even had some sellers who bought it in readiness for the next buyer.

    Any idea on what info the standard survey will hold...
    Examples of different types of survey/report are available here . FTBs tend to wet themselves when they read those words " an independent Damp/Timber/Roofing specialist should be consulted", which is the surveyor's usual "I'm covering my backside in case I missed anything".;)

    How long does it normally take for the survey to get back to the buyer , and solicitors ?

    What are the next steps after the survey stage ?

    The draft contract is already with my solicitor which i assume has been also forwarded onto their solicitor.

    If there's anything to worry about I'm sure it will arise, though I know what you mean. Maybe you could gain a copy once you've completed? The buyer might let you take a copy?

    How long is a piece of string I think is the answer (exlcuding the old - "twice the distance from the centre formula" for the smarty pants out there ;). I seem to be waiting ages to here about my valuation - it's doing my head in. I want to know if I can have the money or not!! grrr. I seem to hear so many stories of people completing quickly and mine seems to be taking ages and I'm at the early stages.

    Just thought was your OP regarding valuation survey or structural survey.

    I must admit I assumed more than the valution one?

    When I have bought (or been interested in purchasing) I always asked if a survey had been done and by whom. The estate agents always told me and so I approached the surveyor who sells on the survey at a reduced rate. This was before HIps and home reports though.

    Are you 100% sure about this.

    The buyer pays the surveyor for this report so owns it.

    So the surveyor does not have the rights to sell.

    Good luck to you if you have got a copy but I have never heard of this being possible without the consent of the original buyer?

    I approached the surveyor who sells on the survey at a reduced rate

    I'm not sure this is commonplace. I recently had a buyer who pulled out after the survey telling the agent that this was the reason for the change of heart. Knowing there was nothing wrong with the house, I was most keen to see the survey. The buyer, despite pulling out and having a now useless survey in their hand would not sell it to me for the £100 then £200 offered. I rang the surveyor and asked if he could carry out another "survey" identical to the previous one for a discount. They refused to do this and would only carry out another visit at full cost (c £400).

    I gambled there was nothing wrong and I didn't need sight of the survey before the next buyer came along and proceeded without hiccup even after his survey results came back.
