I am appalled that the estate agent didn't tell you it was PRC when he came round! They are always more difficult to value because unless properly repaired they only sell to cash buyers. It should have been advertised as such.
Auction may be the route as long as enough cash buyers are attracted to the auction to bid against each other. If they are sensible they will only pay what it is worthwhile for them to get a decent return on their money from letting.RICHARD WEBSTER
As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.0 -
The problems with this type of construction has been known for at least 20 yrs, many councils have carried out remedial works on their houses, replacing concrete walls with brick. Problem was often referred to as "concrete cancer".If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

Me again my head is going around and around with all this information today,
can't stop thinking about the house and yes the EA surly should have known this information.
I remember just after my mother died, the next door neighbour had all the outside of her house hacked off and rendered, and there were definitely bricks under the render
. also remember my mother having cavity wall insulation done, would that be done on concrete walls
am I just clasping at straws. 0 -
We sold a concrete bungalow (which my husband had inherited) in 2003 for £35000 (to a cash buyer).
The same type of property in the same area which had been renovated to have brick walls sold for £85000.
So your property should have been priced accordingly and will, afaik, have to be to a cash buyer.
I would put it to auction if it doesn't sell.(AKA HRH_MUngo)

Youd have to ask round the neighbours, normally it would be the whole road or at least a block of concete houses. I know they are a few types of non-standard constructions... which your house would be counted at.
I live in bristol and there is a big area of them made in different ways..it was to cope with the housing problems after the wars. usually they are ex council houses/estates.
Theres poured concerete with a steel skeleton inside.
Then theres steel skeleton with bricks put around it.
Both can have there problems, relating to the steel going mouldy and eating away at the covering.
If it was bricked type im sure youd be able to have cavity insulation and might have been the reason the neighbour had the outside removed- they can be rebricked.
Do you have a HIP house? If not id ask estate agents local to that area, if its in there catchment area they should have an idea of the type of housing.
Failing that builder or surveyor would tell you for certain.
And dont panic about it, people still buy them although it does take longer usually.... and there are a few companys that offer people mortgages on them.. halifax for one.0 -
Here's a non-traditionally constructed home in my town:

It's cheap for this area, but these sell. Put it another way, there's none lying there empty!0 -
Hi update on House.
well I haven't slept all night thinking about it, I have drank so many cups of coffee I feel sick I phoned the council this morning to ask if they could tell me what construction the house is
I hope to know by this afternoon.
So thought I would phone EA again to ask where they got this information from ? they wont tell me I think it was the builder that was sent there by them to check on some water around the chimney, was he hoping to buy this House at a really knockdown price ?
this morning they are not sure themselves if its a PRC house
they have also phoned the council to ask this information.
I am so mad my question is if it turns out its not a PRC house, I want to tell them how much stress this has caused me and to take the house of the market , if I do this contract is broken how long then would I have to wait to sell the house myself ? without getting in any trouble.
Thanks all you,ve been Brilliant0 -
I don't know very much about house buying and selling, but I do recall a similar problem when I was considering it many years ago - the EA serving us had a father who had a house like this and was explaining the problems his father was having selling and that was in the booming late 80's.
If the EA has misinformed you and caused you all this stress that's so unprofessional! I really feel for you and have nothing informative to say, but popped on the thread just to wish you well as you sounded so upset and all the emotions involved with it belonging to your parents - it can't be easy all round for you so with this on top my heart goes out to you.
Good luck0 -
Thank you so much totts, just this moment had a call from council and ITS NOT A PRC house  :rotfl: :T some Financial adviser told EA and that was only going by the year the house was Built
would love to tell them i'm taking it off the Market
Thank you all so much.0
