Using a room in home for business - council tax, mortgage & Insurance advise

Can anyone give any advise about using a room in your house for a business. It would be purely administrative work ie there would not be any clients coming to the house or other staff.

Just wondering how much people pay in terms of business rates and council tax (our guest bedroom/loft 4th bedroom would be used). How might a business affect your mortgage? And if your insurance says it covers administrative work, would this be OK.

I appreciate we would need to call to confirm but just wondered about other peoples experiences. Any advise on other things to consider welcomed!

If the room is not exclusively for business use, there is no liability for business rates. So, if you can keep the ironing board in there, or a bed-settee for occasional use, you're covered.

As for the mortgage, you need to talk to them.

And if the insurance sayd it covers admin work, what's the problem?

Dont worry, as long as customers do not come to your house and you trade from it, nothing wrong there. There are millions of people do this. Ive done it for years before I got a shop.
