    Thanks for that tbs624, we cross posted.
    My interest goes further than the deposit as the LL and myself came to verbal blows.

    The girls were not allowed male visitors, the LL stated is was against her morals, I told them she was talking nonsense, but the girls wanted no conflict. The LL took to driving down the cul de sac to see who was about. One day she did it it when I was making my only visit to see daughter so she had no idea who the car belonged to. She sat outside the house watching for a full 40 minutes with me wanting to leave but also letting her sweat it out. Finally I came out and she drove off.
    Now, it's up to the girls to sort out their own probs. but when it comes to me being spied upon I don't like it and rang her to say so. This is why I believe my daughter is being penalised for the bed and carpet, not that it can be used in dispute.
    I will suggest that they write a letter as you said, as no receipts have been produced and the LL has gone home abroad for another 2 weeks I think.

    They just won't collectively stand up to her Jomo. She would only ever deal with one girl who was not the named tenant on the agreement, but the least likely to protest. She caught her whilst alone and she signed.
    I think my daughter should have signed as LL said it was her carpet and bed.
    They were always scared she might kick them out. These tenants are as far from trouble as can be found, never even had a party.
    I wouldn't put up with my LL using my hall as a storage area for months on end nor show scores of prospective tenants round whilst I was out, nor pop in when it suited her to have a nosy. They did.

    Too late now but you could have followed up at the time with a letter confirming the call and what happened. Always worth doing as it may come in handy later on to show the LL's unreasonableness.

    It was a tenant, princeofpounds, just not the tenant named on the AST agreement. As for my phone call, it was followed up by an email from LL to one of the girls which I've never seen. I'll ask them to dig it out.

    That does sound odd. Probably invalid.

    The right thing to do is to pay a fair price for the repairs. A fair price is one that all parties agree to. Regardless of the legal loopholes, do the right thing and tell the kids to pay for the damage that they are resposnsible for.

    What the?? No male visitors? Sounds like an absolute crazy right there. If my landlord took to spying on me to see who i was 'entertaining' I'd have him sectioned.

    Dispute like mad, even if they made the damage the LL sounds like a crazy b*tch!

    whether the LL is crazy or not - damages have to be discussed and agreed. if you alienate the LL she can refuse to use the Arbitrations Scheme of the deposit protection service whiich will mean your family will have to take her to the small claims court to get recompense

    read a long thread by Eagerlearner to see how that pans out

    sometimes compromise is the answer - even if you are in the right - lessons learnt here will benefit them for the future and hopefully let your kids stick up for themselves better next time - you cannot fight all their battles for them

    Mutter - can you clarify for us? Were the girls all signed up to one contract with what is called joint & several liability, or did the LL ask for just one T to be named as a Lead Tenant , or were they all signed up to separate contracts room by room?

    You're absolutely right - none of those things is acceptable, neither is telling Ts who they can and can't have visiting them.
