Im still of a mind that houses have a way to fall yet but what with all the news lately, Im wondering if there is going to be a mini boom and then a slump.
House down the road, Victorian, 3 bed terrace, no off road parking, certainly nicely renovated but up for £202k last week. I said to OH, no way they will get that - may be before the bust BUT have to report, SOLD sign slapped across it yesterday!
Course, doesnt mean its sold til the money is in the bank, but we were very surprised at the speed of viewing and offering.

Some properties can always buck the trend. It will depend on the condition area and property type.
There are still buyers out there even if smaller numbers.
I have a friend who sold his 2 bed flat for £153k. Was initially at offers over £149k, valued at and initialy offered £150k, then chased my friend for an answer.
My friend said offer me £153k and its a done deal, which it was.
All agreed within 6 days of going on the market.
In Scotland an offer is binding and cannot be withdrawn.
they have since bought a 3 bed house and move in in 5 weeks.
Not sure house much they bought for though.:wall:

What is the location, and has the sign got a "subject to contract" at the bottom in very small letters?0 -
I got a puppy in March 2008 & from April 2008 have taken it for a walk mostly twice a day to a big park 1 mile away. He get driven there because his owner is a lazy git.
On the way he drives down 3 residential roads.
1st road. Circa 50 houses. About 6 have been up for sale in that time. Non have been sold or sold subject to contract & 2 have been taken off the market.
2nd road. Circa 150 houses. About 10 houses have been up for sale in that time. One has been sold subject to contract (for 6 months) as the others are still for sale.
3rd road. Circa 40 houses. About 2 or 3 up for sale & no sales.
In his own village within 40 mtrs of his house 4 house up for sale & no sales.
Trust me. My dog knows the score...Not Again0 -

LOL, it was a great surprise to us that it happened so quickly as our local agent had told me things were still very quiet. I guess the unusual, the unique and the ones with a wow factor will always sell.0

Did you see the interior? Victorian houses along with bungalows and sold mid 1900's semis all sell well.
One astounding fact I heard this week. In 2007 - 187,000 new properties were built.
Of these only 300 were bungalows.
Maybe it's the bungalow market which is supporting current average house prices due to their scarcity. :rolleyes:0 -

I would never buy a terraced house, and if for what ever reason I had to, I wouldn't pay more than 60k for one, to pay anywhere near that kind of money you should wrapped up in a straight jacket and thrown in a padded cell. The problem with these kind of houses is your a hostage to how good your neighbours are, fancy paying 200k to be attached on both sides to someone who has a passion for dance music at 3am.
No thanks, like I say it might be bearable, but only if you pick these places up for peanuts.0
