    didn't realise LR kept updating their figures after the monthly report. can't find much data on it but according to this press release: http://www1.landregistry.gov.uk/about%5Fus/pressoffice/notices/default.asp?article_id=20070 they have now revised their march figure down to -0.5 (-0.4 in their report) but revised april up to -0.2 (from -0.3).

    I kind of understand the game now. Honestly, I do.

    When the LR is down, we focus on our very own local areas. ...And Merthr Tydvil of course..

    When the LR is up, it's back to focusing on a National Level and average prices vs average wage and how correlated they now are.

    ....well, I suppose Merthr Tydvil is now a little presumptious of me. I apologise.

    See that makes no sense.

    It doesnt matter what they are behind the halifax. I want to know how many months they are behind on their own reporting.

    I want to know why I am told I don't understand, when quite frankly, it looks like the goalposts have just been moved?

    Here I am! I've been at work today, training the next generation of economists and then took Mrs Generali out for lunch followed by a swim at the ITAC and then a couple of glasses of wine.

    Ok. Haliwide numbers are calculated at the point of the mortgage being accepted - gazundering/gazumping are ignored for their figures AIUI.

    Then there is a delay between mortgage finance being in place and completion, normally of about 4-6 weeks.

    Then the LR has to process the sale which takes 2-3 months it would appear. This can be shown most easily by comparing LR numbers with Haliwide - they match each other pretty well if you lag LR by about 4 months.

    PS Michael Jackson's body is having an autopsy to find blame for his death. The coroner has narrowed it to:
    i. Sunshine
    ii. Moonlight
    iii. Good times or
    iv. Boogie

    True, in 1990 you would have needed 65% of your income to pay the mortgage now it is 31% (average of course).

    whatever you do... don't compare the average salary vs average house prices in 1990-1992...

    they stack up even less than now... :beer:
