I give up
Shall we make it real simple then?
Which month are the Land Registry reporting these figures on.
February, or March?
Edit: Done my own research, looked at the full release and the release relates to figure in March 2009.
That makes it 3 months behind.
I understood perfectly, was just being bombarded with "bull"!!!!!! again0 -

So much for house prices rising in value then. And this at the busiest time of the year for house purchases .0

This has been done to death a gazillion times or more. In fact, I believe someone posted up an email they received in response to the very same 'delay' question a few months back. Could it have been Generali?
I'll leave you guys to figure out how to use the search button, will be back in a couple hours0 -
You'll be in luck when the LR catches up then.
Are some people not aware it's behind or do they ignore that fact on purpose?
I knew this old bean would be brought up - and just for you rightly so.
HOWEVER - Halifax reported a whopping 1.9% rise waaaaay back in January and the LR is not quite 5 months behind is it?
No facts were ignored, it is just the most accurate of all the market indicators (widely accepted) has yet to post a fall while others around it were reporting rises months ago. :rolleyes:0 -

Sales up, prices down by the looks of things, bringing it more to an even keel.....downwards.0 -
Just waiting for a post now on ''yes but some areas hold their value / some will be reporting rises - it depends on your particular area, dont just take the average''
Cambridgeshire:
Monthly change : -0.8%
Yearly change : - 17.5%
Healthy reading for sure.0 -

That is fine, but mine is up 1%'Just think for a moment what a prospect that is. A single market without barriers visible or invisible giving you direct and unhindered access to the purchasing power of over 300 million of the worlds wealthiest and most prosperous people' Margaret Thatcher0 -

My understanding is that they are always 3 months behind, based on this very board.
Now I'm being told they are four months behind, it seems, because the figures are still declining?
Can someone just tell me how many months they are behind!? I may not understand, but I'm asking for claification, not asking to just be told I dont understand.
I never said I did not understand them. I have just been TOLD I do not understand them, but not told why I'm wrong.
Everyone revises figures. But that's never been a reason to say they were 4 months behind, up until just now?
When the Merthy Tydvill stuff was being used to show increases, they were definately 3 months behind then!
no they are last months figures = May 2009
there are two parts to this
firstly. for example May's figures released today are £152,497.
in July the same May figures may be £151,000 because the Land Registry receive notice of transactions continually as solicitors aren't the quickest in registering transactions. this is happening from point of sale for 4 months i think they're allowed to do.
the other part is that the halifax and nationwide are just mortgage approvals. not the actual finanlised house sales, from mortgage approval to house sale can be months ahead that's why people call it a lag.0
