LOL, not hand picked, intellectually defined as the correct way of determining earnings - house price ratios
Would the nationwide 5 x figure be the one you referred to in your mortgage calculator as only providing circa 3.8 x to argue for post upon post until about a dozen people prooved you wrong.
I dont say you (as in a group) don't understand but you (as in personally) invariably have gotten it wrong a number of times and therefore reasonably to assume you don't understand.

ISTL has been talking about house price affordability ever since I joined. I believe the averages must have got better as prices have dropped, and presumably will get better still as they continue dropping. So he will be able to carry on promoting the message of affordability. I do believe one day he will be right.
Wages are falling too though. Even with house prices falling, affordability is getting worse (imo).
Maybe not to the same extent as the USA, but there must be pressures on so many areas, which will make them not worth living in or near. Few jobs, dismal prospects. Best to be property-free and have options.
I'm not stretching to full "affordability" by ISTL standards in some dead-end town.

Just to move the discussion back away from statistics for a moment...
I always like the often mentioned "Well, I'd like to buy a Ferarri, but I can't afford it...", argument, used when discussing if house prices should be in the range of ordinary people.
What they forget it that there are a whole range of new and used cars across the spectrum that suit everybody's pocket. Houses should also be like this (I know they may already be in certain areas, but definitely not here in the SE).
If a Ferrari equates to a nice pad in Mayfair, a 10 year old Rover Mini should equate to a 1 bed studio in Bermondsey. It doesn't."I can hear you whisperin', children, so I know you're down there.
