    Well from what I gather it is the old family home. Their mother sadly passed away so I suppose they want to sell as it is emotional. :(

    Could be that they need to sell to settle the inheritance tax bill.

    Could well be actually. Who knows.. we have a list of questions to ask tonight about council tax band etc.. on our second viewing.

    We want to have a look at the electrics and stuff to see the general state. I think we have decided to put an offer on around 12% below asking and then get a thorough survey. From past experience I know that you can renegotiate from the findings of such survey. As it is quote rural the usual websites are not very helpful in seeing other sold prices for comparison so we are going to have to use out gut instinct a bit.

    By that way I'm overwhelmed by the fantastic kind responses I have received on these forums. I hope I can contribute more in the future.

    The second viewing went really well and we were still excited by it. Some of the windows were indeed double glazed after all.

    As it was built in 1844 ALL the walls are solid brick and it has had damp problems. There was a smell walking around but the agent said it was just because it had all been "shut up" for quite a while and had old furniture. It has been lived in recently so I don't think it has been shut up unless the single occupier only used a handful of the rooms.

    It's had DPC injections recently and the agent has organized a damp proof specialist to check it out for us. We have a certificate with 30 year transferable warranty. My current property has had rising damp and it not only cost a fortune to "fix" but made it unpleasant to live in with the smell.

    I don't want this to put us off but I'm not overly happy. Has anyone had experience of this themselves?

    First house we bought (1900 built) had a damp problem. We had a damp course throughout with a 25 year guarantee but it didn't cure it. We sold after 7 years having replastered one wall in dining room 3 times.

    New owners had major damp problems about 2 years after buying it from us and had issues with the company who provided the guarantee. Not sure if it's sorted as we are no longer in touch with old neighbours as we left there 15 years ago.

    It did put us off a lot of houses when we were house hunting as we didn't want the hassle of sorting out damp again.

    Well damp aside we phoned a few placed who told us that if the damp is treated well then it will be eradicated.

    Put a starting offer on today at £570,00 it was knocked back and we came back with £585,000. This was later knocked back too. Staying put now. Maybe a call in a weeks time is in order. Can't stop taking about all the things we want to do to it.... Fingers crossed.

    We had a house with really bad damp, we put plasterboard with a cavity behind it over it (I can't for the life of me remember the correct term for this). It sorts the damp, and you can insulate behind it but ofcourse you lose a bit of space and the old plaster, if that bothers you.
