Buy it, buy it, buy it.

    No question. Buy it.

    Always buy one.

    Yes. Always.

Once it's yours, it's yours. You know you have parking, your friends would have parking, any workmen would have parking. You can rent it out if you aren't using it. Buy it.

    Buy it now.

    Do it now.

    Just buy it....

    I don't know if I would involve a solicitor...It's just added expense...

I would want to read all the documents for sure, and be certain of what my £3k got me, but I think I would be able to do this on my own. But then I've always been very thorough and fluent in 'contract-ese' (otherwise known as bollock-ese). As long as you are intelligent and thorough, and willing to bring any issues up with Barratt before you sign, I think you should be ok?

Don't think this gurantees any kind of security though! A friend has a car space in the "secure" car park underneath his block of flats in a busy area outside of London. The scurity comprises barrier entry, an electronic shutter and 24-hr conceirge service and CCTV footage.

Since he moved in 4 yrs ago (an early phase of a new-build development)the barrier was broken within 3 months. In fact it has been broken so many times the management company hasn't bothered to fix it for the last 2&1/2 yrs. The shutter is also forced open by non-payers and then left unfixed for months on end. The car park is hence full of cars that haven't paid for spaces. The threat of clamping has been spectacularly unsuccessful, mainly because the management company doesn't have the guts to follow through the claim. I'm not sure what can be done to stop people who are really determned to get in short of iron bars!!

So the so called security methods aren't effective and there are no plans by the management company to review these. Ok so it is a space but this comes at an initial steep price, and ongoing high costs (his service charge reflects the privilege of having the car parking space). My friend - who is a very smart business man and a successful negotiator - is getting nowhere with the building management company. The last straw came last week: the front and back plates had been stolen.

So it is convenient to have the space and may help the saleability of the flat, but I would think twice about buying a space with such poor security. Don't believe the sales hype!

I think it will be the NCP car park behind my flat. One floor of the NCP is private parking. I have seen residents of other flats use a fob to enter the NCP.

Our block is shared ownership without parking. The other blocks are fully private with parking and one of the blocks uses the NCP as the back onto it also.

I will check where it is on Monday and have a look. Will also check for any service charges.

Just seen this thread and my opinion is BUY IT but try and haggle the price down. People are often more protective of their cars than any other possession. When you have remote parking it is a definite 'put off'. So my view is it will significantly help sell if you need to move and there IS a price it would add.

Not knowing the area I am not quite sure on the added value but I have seen many a place where remote parking has proved to be the killer factor in getting an early sale.

I don't know the area either but you say it's near Heathrow. In the centre of Leeds a parking space in an NCP costs £2,400 PER ANNUM. I'd imagine that you could rent it out quite easily to people going on holiday etc if you didnt want to use it yourself, but even at £3k, I think its a good deal (but fully agree with all the above saying haggle on it).

Don't believe the hype either about "you must buy it by Monday". If they don't sell it to you they won't sell it to anyone else.

They did not say buy by Monday but they said 1st come 1st served. There are 44 spaces and 100's of flats. I presume an expression of interest on Monday will be enough to secure.

I cannot imagine all the residents would be able to lever the £3k very quickly.

Never understand why they build flats but with no parking space. I guess it means they can pack more flats into the available space and make more money.

I totally agree. The number of cars on the roads keeps going up, and parking spaces are going to become ever more valuable. If there are not enough parking spaces for the block and there is no on street parking nearby, £3000 sounds incredibly cheap for a permanent parking space. I expect you will get at least that much back when you come to sell your flat.

Tell me about it. I did not gave a car at the time I bought the place but now I have a job where it is essential.

I personally would not try to bargain the price down, as I would be worried that I might miss out. What is more worrying is that there might be a rush of buyers and Barratts might have some sort of mini-auction.
