    A handy trade paper to give you some more info.

    A lessee can walk away and you can end the lease...just costs some £££. It's called a surrender.

    But there is no such thing as walking away for nothing - if the tenant goes bankrupt/surrenders the lease - the LL gets back a property with an A3 Licence - which he can perhaps re market with a premium....

    YES!! If he's not paying me market value and trying his best to avoid an increase in rent, which I suppose is his right, then I have every right to follow the legal route and ask for what im entitled to, if so!! if he then cant afford it then thats not my problem!! Im sure I should be able to get the same as what he's already paying me with a premium.

    One more thing!!!

    My tenant is renting out one or two rooms on the 1st floor which is against the lease and he is also denying this. His valuation is based on the 1st floor being used for a3 purposes and not residential ( as per lease) but this is not the case and my valuation is based on the 1st floor being used for residential purposes, which is what the surveyor witnessed!!!

    If he cant afford to pay then thats his problem, im not here to help him make his money! I need to start thinking about how I can use my property to make my money!!

    Then you should be able to boot him out for contravention of the terms of the lease, and get a tenant who will pay more.
