I've noticed quite few businesses in my area moving 'a few doors down'. No real difference in size, but I'm sure, unrealistic current landlords versus landlords with empty properties eager to bring in some, any rent.
Now is no time to be putting prices up. What you are entitled to is completely subjective but no tenant in this climate is going to sit back and take an overnight rise of 50%!
Put the rent up when you can afford to lose a tenant because you'll have new ones knocking the door down. That isn't now.
I'd take a 1k rise and be happy right now.Everything that is supposed to be in heaven is already here on earth.

okay, firstly. the valuation was provided by my surveyor at the beginning of this year, at the same time as the 'credit crunch', so its not really that much out of date, i hear apparently the market is recovering.
My tenant has opened another 13 business, further down along teh same road and his landlord is known to require high rent. Well anyways if he couldnt afford a decent rent for my property then how does he go and take on another property?? that first and also he has recently bought a house, and drives a £350 per month mercedes.
I aint being jealous but i just think my rent is too low and he is living off my money!!
I think my tenant can afford the increase but not with commitment to his new venture whereby he is most likely having to fork out to balance the new place.
But thats not my problem.0 -

No one on this thread has suggested you are jealous of your tenant, so why do you keep mentioning it?
His personal lifestyle; the car he drives and how he pays for it and his home have nothing to do with you or his rental agreement. So why even mention them?

actually i aint!! Im doing better than him anyways. But i dont beleive in skanking other people to get to where i want to get, i have morals.
Mentioning his circumstances just back up my case in the fact that he is doing well and that he should be paying me whatever im entitled to!!0 -
You have to look at what a court would decide. What does the evidence say? If it all points to £17k, then that's what the courts will decide. If the evidence was all pre credit crunch, and there is no evidence post credit crunch, then the evidence that there is has to be used. If you agree to his and there is no evidence to back it up, you create new evidence.
It sounds like they have served a Calderbank offer (google it). It's all part of the fun of Landlord and Tenant negotiations.
thanks for mentioning that, yes my surveyor did mention something about making an offer bearing in mind costs etc, so this (calderbank offer) does seem as though what he was talking about.0 -
