If this is a serious thread (and I'm sometimes not sure):
do you sell with tenants in situ and accept that they won't do the polished look (flowers, smell of freshly roasted coffee) and may not even run a hoover round or move the dirty underwear off the bathroom home (I know: its their home, why should they,....) but at least you are collecting rent while you wait for the sale.
Or do you wait till the tenants leave, give the place a lick of paint and hope to get a better price/ quicker sale?I'm a Forum Ambassador on the housing, mortgages & student money saving boards. FwiW grass is the perfect surface for most things. Soft enough for some give, doesn't give burns, but has good ''grip'' except...well, no, I'm not going to say it, because I can see the progression of the jokes from that point onwards.

It would be quite elaborate to 'create' a BTL property 12 months ago when I joined this site and keep up a running story about it right through to a sale. But I'm not trying to convince you that it's true, you'll have to make that decision yourself. When it comes to us selling it for a lot less that we paid for it you'll probably question why I didn't make up a more sucessful story where we make thousands and I somehow have a threesome along the way.
We gave the tenants notice when we decided to sell. We didn't think it would be fair on them to have people trapsing round when they live there and, as you say, they don't have a vested interest in the place selling, so it'd be a risk from our point of view.
The tenants moved out last week and we rented a van this weekend (is there anything more fun then renting a van for the weekend? Especially when you're a not very blokey bloke like me) and 'dressed' the house, so it has all main furniture and some nic nacs around the place. Mrs Cleaver is an artist, so that aspect wasn't a problem. Will be happy to post some pictures up. Probably not a rightmove link as I don't really want people to know the exact house (which I think is kinda understandable).0 -

Good luck with selling. I move out in 5 days and completion in 8 days. Taken a drop in house price decided not to sell early as I had a £3000 early redemption fee so stupidly held on till that was over to save £3k what a mistake ended up loosing £20k! So from now on I am going to do what I want to do regardless of the market as life is too short. We are moving to Canada and hopefully make a better life there.
Good idea in dressing up the house. For some reason people don't like empty houses!
Hope its a quick sale
