Valuations

Hi everyone

Does anyone know if a valuation from an estate agent would be roughly the same as having a survey with valuation from a chartered surveyor.

Hope someone can help .. :o)

    Puting aside suuch wrinkles as an estate agent valuing high to get the business or alternatively valuing low because he wants to sell low and get a kickback, an estate agent will probably say that the asking price should be x and one will expect to get say 5 - 10% below the asking price.

    No they arn't the same, an estate agent can only give you a 'market appraisal' not a valuation on what they think you could achieve.

    A chartered surveyor gives valuations to lenders etc as well so has to be as accurate as he can given the current market conditions

    Im just wondering now ... Do Chartered Surveyors offer a service where they can turn up and just value your property and nothing else?

    No guarantee, despite the qualifications, that it will be any more accurate than a good, experienced, estate agent who knows the area and will do it for free.

    Depends why you want the valuation, if its for a divorce situation to be taken to court, then a Surveyor valuation is normally required.

    Put simply, no. It takes a minimum of five years to become a Chartered Surveyor. A monkey could set up as an Estate Agent if it wanted to, you don't need any qualifications what so ever.

    I'm not saying that every estate agent is a monkey either before they all start on me, although some most certainly are! :rotfl:

    Yes, but they don't spend all of those five years on 'valuation of residential homes', do they? How much of the syllabus is assigned to this topic - anyone know?

    If the OP is really asking 'do the surveyor and the EA use exactly the same method to arrive at their valuations', then no - I think not. But if the question is - 'if you ask an EA and a surveyor to value your home, will they arrive at the same figure' then I think the answer is generally yes, they'll be close.

    So, what is a 'market appraisal', if it's not an assessment of what the house would 'achieve' when placed on the market?
