    I have just had a building survey which has come back with a few issues that need fixing. After negations with the agents, the vendor has agreed to reduce the price. Instead of re applying for the mortgage with the reduce price, is it legal to ask the vendor to pay my solicitor’s fees instead which equates to the reduced price?

    Any advice would be appreciated.

    we're currently saving for a deposit however we were wondering roughtly how much extra we can expect to pay in fee's? so thats we'll know when were acua;;y ready to start looking and not run headlong into it and be disapointed, thanks

    I am looking to buy a house. I saw a semi-detached house advertisement that do not need much refurbishment, except from the garden. It is quite far from city centre, about 30 hours by train.

    Its asking price is 125,000 and has been on market for a year. This price is reduced from 140,000.

    However, it is still a bit over my budget. my budget is about 100,000 -110,000. As the price is already reduced, I am not sure what should I offer. How much would you all suggest?
  • hi everyone new to the forum!! my girlfriend and i are expecting our first child in august! we are currently living with my mother in law (not as bad as you'd think honestly) we want to buy a house in time for the babies arrival but that obviously gives us a very short time span!! we will have enough money for a deposit by about june. does anyone actually think this is possible?? and our other worry is money after we buy the house! as my partner works a long way from where we live she will have to leave her job. so i was wondering if we would be able to live on a single income?? i earn on average £1700 a month and pay £370 a month to commute to london for work. would the remaining £1330 be enough to cover all our outgoings?? PLEASE HELP!!

    What would be the right price to offer a semi-d house with an asking price of 375,000 which has just been put up for sale. It was bought in 2005 for 205,000. It has had a refurb done (maybe added 2 rooms +bath upstairs). How much would such a re-furb cost approx? The asking price seems to be too high within a 5 year span.

  • I've just put in my first offer on my first ever house and I could really do with some advice. I submitted the offer by email (as instructed by the estate agent), I said that it was subject to survey and that my conditions were that the house be removed from the open market, all future and current viewings be cancelled and the sale board should go up within 48hours (all based on advice that I've read).

    I got a very rude call back from the vendor's agent saying that it's ridiculous to suggest that the house be removed from the market if the offer is subject to survey - the survey will only take 24 hours to complete and so it will stay on the open market till that is done. I said that I based my conditions on well researched advice and he said I was being 'incredibly niave'.

    So have I been ridiculous? I haven't even found someone to conduct a full structural survey yet and I imagine that they won't be able to do it tomorrow. Surely I'd only pay out for a survey once they have agreed to the offer in principle? I'd really appreciate any advice or reassurance (this serious money stuff is scary!)

    I very much doubt it if your getting a deposit by June your mortgage company will proberly decide if you can live on it and theres a lot of facters like how much is the mortgage a month and Babys are not cheap and they grow and get even more expensive.
  • New to the forum, may have posted this in the wrong place previously, giving it a go here.

    We have seen a house we are very interested in buying. It's a new build but not yet built (the site is currently under construction). But help! How to negotiate a bargain??

    The house is £550k, we can't go higher than £500k as we don't want to incur the next level of stamp duty; but are we being unreasonable to hope to go even lower than that? (We need to save as much as we can, as this is a big move to a 'forever home'.)

    Our position is that we are fortunate enough to be cash buyers and are not in a chain. We have no experience of negotiating with builders and don't know quite how to approach this! Thanks for any help/advice anyone can give :).

    Offer them the 500k, if you think the property is worth it. Stick with your initial thoughts. Don't get carried away, remember this is a buyers market so use that to your advantage. All the current goverments taxes & cutbacks still have not really hit people 's pockets yet. When they do I believe that house prices will fall. Good luck !
