Land Registry / HIP - What does this mean?

Hi guys,

I need your help, I've found a property that I'm considering making an offer for. I've been sent the HIP but having never done this before I'm a little confused.

The details from the Land Registry shows:
Title absolute
1 <date> PROPRIETOR: <name> of <address>.
2 <date> The price, other than rents, stated to have been paid on the
grant of the lease was <amount>.

Then...
C: Charges Register
4 <date 2> Proprietor: BANK OF SCOTLAND PLC (Scot. Co. Regn. No
SC327000) of Halifax Division, 1 Lovell Park Road, Leeds LS1 1NS.

date 2 is the same date the details last changed ('edition date').

The property is empty, no one has lived there for a few months.

Should the Title Absolute not show that the owner now lives somewhere else? Or does it just reflect the details that were right at the time?

What is the stuff about HBOS all about? Does that mean the property has been repossessed and the proprietor is now the bank? If so (it does look like a repo inside), any ideas why it would have taken so long for the property to come to market?

Any help greatly appreciated.

    the owner bought the property with a mortgage from HBOS. This is known as a Charge

    until the house is sold the current owner will still have his name on the LR website

    the bank is always shown as the Charge holder.

    if the house has been empty for a few months it may well be a repo but not necessarily so.

    The Charge is dated more than 2 years after the owner bought the property, would that be normal? A re-mortgage possibly?

    Entirely normal. And you've hit the nail on the head, it was most probably (in fact can't think of any other reason!) a remo.
    Are the words 'I have a cunning plan' marching with ill-deserved confidence in the direction of this conversation? :cool:

    Land Registry can only change the address for service in the proprietorship register if they are informed of a change of address. Unfortunately plenty of people don't bother which can cause problems if, for example, a notice is sent to the proprietor at the address stated on the register.
