Put a final offer in and been rejected.... how long should i wait?

    Well we put in another offer, which is just £2k below the maximum we are prepared to go to. That was at 11.15am and they still haven't got back to us. My heart is pounding and I feel sick. I know they are only doing it to try and get us to increase our offer. It's just a game to them.

    I am a bit worried as the girl who was originally dealing with us wasn't available at the time as she was showing somebody around a house. Now I'm worried that it's the house we wanted and that they are going to offer higher.

    I hate this part!

    Lol i feel exactly the same when i drive past the development and see cars parked outside the show home :) Makes me feel sick!!!

    I guess its a waiting game for you then just like it is for me.... i am not going to pay what they want so if they do not comeback with a new offer then im going to walkaway as hard as it wud be, but i had enough of going to bed at night and thinking about them.

    Its killing me :)

    funnily enough i bet the developers dont have sleepless nights....

    we wanted to part exchange and they said actually there is so much interest in this property you can forget that you were on a first refusal basis we will sell it to whoever can stump up the money first.

    they're driving me nuts!

    I've just exchanged on a Persimmon house, the whole development had been reduced by about 20% from the original price, then we managed to get the equivalent of 5% builders deposit incentive and stamp duty knocked off the price as well (couldn't use those incentives as they would have affected the house valuation so just took the discount).

    I think whether the development has already been reduced from peak pricing will have an effect on the potential doscounts available.

    So what will you do if the property is under valued by the Building Society/Bank:D, You'll have nothing in the tank the play with.

    Wait for them to get back or walk away, it will save you a lot of hassle in the long run!!

    JayneG - Based in the northwest .... the original sales price has come way down since the market crashed.... they have offered just 15k off the asking price but are saying you get nothing else.... no stamp duty etc.

    If they were to take the stamp duty costs off their price we would probably be more inclined to go for it, but because they are being a tough fish to reel in i will not make the first move lol :)

    Like the above poster says i am slightly concerned if the market continues to drop then come completion the value may dip and so i want to protect myself against that as much as i can....

    Im glad you seem to have got yourself a nice home, what area are you in if you dont mind me asking?

    I'm in the northwest too, I thought you might be, don't know why. The house value and description of the development sound similar - I wonder if it's the same development? How funny would that be!I'm trying to think how to ask without giving the location away - is the salesperson called Sandra?
