Put a final offer in and been rejected.... how long should i wait?

Hi Guys,

Been dealing with persimmon homes on a new build.

We are p /x with them they have offered us 4k less than we would accept for our house ( This will be used to pay legal fee's, stamp duty etc etc)

They have reduced there price by around 15k but ideally i need another 5k off to make it a do able deal.

I have made a final offer to them for what i want and they have refused it.

Basically we a 9k away from having a deal.

How long would you sit it out and wait for the sales person to call before calling them back myself?

Do they make a file for you at the sales office and call you back if they don't hear from you?

Any experience of this crucial part of the negotations process would be very helpful.

    If you're going to call them back and make another offer, then surely it wasn't your FINAL offer?

    If I made a final offer and it was rejected then that would be it. I would move on to something else.

    Debt free 4th April 2007.
    New house. Bigger mortgage. MFWB after I have my buffer cash in place.

    Final offer is final.

    Leave it. If they come back to you in a few days then ask for a bigger reduction.

    Call them back, then they'll know your final offer will never be your final offer! Move on, if they do call back then you'll know they're more desparate than you are.

    As the new build had been on the market for over 6 months, I held out after refusing their intial offer offer, thinking there was only me in the hunt and they would ring back.

    What I hadn't reckoned on was that they had a cash buyer also interested. Needless to say, they accepted a cash buyer and I lost out.

    As others have said it can either has to be your "final offer" or bluff/counter bluff, and it either pays off, or, you lose out.

    ok i meant that i told them it was my final offer but i could realistically go with another 5k.....

    I wanted to know how long to leave it to see whether they would come to my "final" offer or whether i should give it 2 weeks and then offer the 5k.

    So as lovemotown said it is a bluff/counter bluff tactic.

    How long have you been negotiating for? Days, weeks?

    Are you dealing with the salesperson still or has it been escalated?

    about 2 weeks so far, just dealing with the sales person, but received a letter from her boss at regional office to say they would not be budging any further.
