How much is this garden land worth?

I am interested in extending my garden and have approached the local hospital to sell some garden land next to me. The land would only be used for garden land.

It is apprxoimately 9m x 15m and wouuld not have any access apart from through my property. No road access. Basically it is taking some garden land off some offices garden. The offices are just normal houses.

This is in Doncaster, South Yorkshire.
My postcode is DN4 8SX

My question is how much is it worth? I dont mind paying a fair price to the hospital but if they came back to me with a price I wouldn't know if its good or bad.

Is there a rule of thumb for judging such things?
I know its probably area dependant. I cant really get Estate Agents involved as I am not selling anything?

Any ideas would be appreciated. Just looking for a nice big garden for the summer.

    I asked a knowledgeable source this question & was told as a rule of thumb it costs twice what you think its worth!

    It is worth as much as you are willing to pay for it, and they are willing to sell it for.

    However another way of looking at it would be to get an estate agent to come round and value your house with and without the extra garden. The difference is an approximate of its value.

    Then double the value is what you are probably going to have to pay! :)

    Yep difficult and perhasp not that scientific! Its worth probably more to me than anyone!

    How much it is worth I have no idea. Thats why I am posting here! I thought there may be a rule of thumb m squared times x area x condtion etc as what do all estate agents base values on! But I could be wrong!!

    Will probably get the estate agents involved when I get a go ahead from the hospital that in principle all is fine to push ahead apart from the price!
    Until then it could be wasted effort!

    A good local Estate Agents that deals in land will know the rough price of a piece of land in your area. Trying to grab a quick chat on the phone with a nice sales or valuations manager wouldn't hurt.

    Is it an NHS hospital? I hope there's not too much beaurocracy involved for you in buying :)

    Check with your council they may have values for locked land. Our local council tried to sell some locked land to nearby residents and quoted some index of land values.

    Ask a few local EAs to tell you how much your property will increase by, if you had this bigger garden. That establishes how much the land is worth to you and you should be prepared to pay that. If you're lucky, the seller might let it go for less. But if I were the seller, I'd expect you to pay me what it's worth to you.

    You might also want to check that you can actually use this land to extend your garden. You'll need to speak to the local planning officer and determine how the land is currently classed and whether you can apply for change of use, if it's not currently "a garden". For example, it might be classed as "amenity" land

    How much its worth to you and how much its worth to them are two very different things.

    If they could get building permission, or think they could, then it is worth a hell of a lot.

    yourve all been watchin far too much of "homes under the hammer" lol they were doing a auction thingy on that today where a homeowner sold part of her garden off for 97000. great if you can get it

    Presumably they have no future intended use for the land, which is why they are prepared to sell it. Also presumably as it is currently garden they have to pay someone for its upkeep ie a gardener/labourer.

    They may see this as a cost saving to them and therefore let you have the land for a nominal fee, especially as they know this is just going to be an extension of your garden.
