Is he still on the tenancy agreement? If so he is still jointly and severally liable for the rent, and the condition of the property on check-out.

The land lord has now removed him from the tenancy his name is off all bills and regusters now0

I'd just change the locks then. I'd like to see him try and pursue it through the small claims court - "Well yes, we bought it while we were living together as a couple, we've since split and I want it back. Well yes, she has offered me financial compensation, but I've refused it..."
I doubt a Judge is going to insist he get the actual laminate back, and any financial compensation would surely be reduced as he had use of the floor while he was still at the property, then offset against the cost of restoring the floor to its original condition (some thing he would have been responsible for as he was on the tenancy at the time the flooring was originally replaced...)0 -
You can get new locks for £20 and they're really simple to change, just get the permission of the landlord first.

The locks have been changed today and landlord has said that he will be there if he wants to take anything from the house he has to arrange it through the landlord so looks like all sorted thanks for your help.0
