brought in fining company

Hi

Wonder if anyone can help me here, my friend and i moved into a block of apartments 6 months ago, we were given one spot to park in even though we have two cars, its never been a prob as half of the aprts are empty.
Then a month ago the company that sells the aprtments told us via a letter that they are bringing a company in to fine us if we dont park in our designated spot, there will be no visiting spaces or disabled spaces either, and where we are situated in dockland area its really not safe to leave your car outside and nowhere really to leave it and i woujldnt like to be walking that of a night.
So can this company really issue fines or is it just a scam to get money out of us, we have been given one permit which is alloted to our spot, its ridiculous i have seen a lot of cars without permits but i am a little scared to leave mine there.

any advice please

No, private companies have no power to issue fines, and yes it is a scam. I suggest you write to the property company telling them exactly where they can stick these worthless pieces of toilet paper.

What does your lease say about parking ?
Do you have your own parking space that you have paid for ?
If so you are in a VERY strong position - as opposed to already being in a strong position.

How are you obliged to participate in the contract between the PPC and the Company. ? (You won't be)


Sort the management company out. Get the residents together. As I recall if more than 50 percent of you get together you can throw the management company out - you may want to remind them of this, after verification, if they do not co-operate

Demand a copy of the contract.
The company will be making money on this.

I am not really sure what our lease says about parking, there has been ructions about it and people have ripped the big signs off the wall from the company there is also a notice in our lobby about verbally abusing staff regarding this coming into force. Not sure what the company is called they are based in geordie land we are in the wirral, i will look when i nip out in a bit......

Sam - I think I'm living in the same development!

To be honest I'm waiting for it to have an effect, as I've lived here for three months and have been able to park in my allocated space about twice in that time. I understand how frustrating it must be if you have two cars and one space, but imagine how frustrating it is when you have one car and one allocated space and yet still have nowhere to park as by the time you get home someone else has snaffled your spot!

The company (if it is the same place) is Northern Parking Solutions, and although we've had notice about parking some things have never been adequately covered. For example, if you are in my situation (you've paid for a permit, you have a legitimate space but someone else without a permit is parked there) can you still be fined?

It seems mad that apartments selling for as much as these are should only have one parking space and no visitors parking, but that's how it was when I moved in so I don't have a major issue with that side of things. I warn visitors about it and I know a couple have chosen to park in the industrial estate opposite rather than chance it, but I agree that as a lone female who often works until after 9 at night I am reluctant to walk through it when I get home.

I think we are in the same place east float.... i myself dont finish work till eleven a lot of nights and its not very nice is it walking through those roads, we have all said scrap the parking bays the car park is never full ever as long as i can park my car i dont care what spot, when they have sold all the apartments then look at it, and anyways what couples only have one car nowadays and some of the aprtments are 3 bedrooms

Crikey, if it's as bad as you say, I'm surprised anyone wanted to buy there!

Colbchris has good advice - all the residents need to get together and kick up a stink.

Thats just it it wasnt like this in the beginning, and thank god i never bought, dont think the landlords will be too happy when people start moving out on them...................
